| - 5/1/2017 UPDATE: Welcome to Spectrum South End... home of the world's rarest hot tub jacuzzi because when it is broke it takes 4 weeks to get a quote back from the vendor, 4 weeks to get the part, and another 4 weeks to repair it. As of early 2017, this property is now under new management (Bell Partners is the new owner). If you are wow'ed by the hot tub on the tour when you stop in, don't be. Statistically it will be down more than half of your lease. When new management came in, it seems like they canned most of the previous staff who were outstanding, especially the maintenance team.
--- KEY POINTS FROM MY ORIGINAL REVIEW (UPDATED) ---
My first lease was 6 months and I like the property so I just renewed for 12 months so I have to say my reviews will be mainly be based on facts they won't tell you in your tour.
#1.) This place is probably the cheapest entry level rate for a nicer community in South End. As a result of the first year price point, you will get a percentage of Charlotte newbies in room mate situations that look at Spectrum as an extension of their college dorm. It's not unusual to find beer cans and take out containers scattered throughout the property on Saturday and Sunday mornings. Not the fault of Spectrum.
#2.) The fitness center is OK. The weight area can only handle 3-4 people and after working out here over a year they don't maintain it very well. Dumbbells have gone missing, the cable machine needs lubricated, the BOSU balls needs inflated more, almost every weight band is broken, the grips on most machines are ripped and the belts on the treadmills needs tightened. You'll most likely want to drop $10-$20 on a gym membership (Fitness Connection is 5 minutes away and Planet Fitness on South is 10-15 minutes depending on traffic).
#3.) The building consists of 3 large interior courtyards. Courtyard #1 is a lap pool which is usually pretty empty however it doesn't seem like the sun reaches down into this pool very much (probably because it is narrower than the other pool). Courtyard #2 is the fire pit and grills. Courtyard #3 I refer to as the party pool because by 2-3pm on the weekend, there will be a bunch of drunk barely-out-of-college dudes acting their age with at least 2-3 different speaker systems playing their own music. They have a 2 guest limit at the pool but there is no possible way they are enforcing this when you will see groups of kids bringing cases of beer in after they have parked on the street.
#4.) As another reviewer mentioned, the public gas grills here are in horrible shape. True. I carry my own lighter out to light the grills. They need to sign a maintenance contract with a grill company to come out once a month and perform preventative maintenance.
#5.) The parking garage situation: Unless you come home very late at night, you should be able to get a spot on your floor. They have implemented a parking permit sticker system. This seems to work for resident parking PAST the gate HOWEVER there is still abuse of the guest side of the garage whichis usually full before 5pm on Friday (which just so happens to coincide with Food Truck Friday next door).
#6.) There is an at-your-door valet trash service you must pay even if you take your own trash to the dump. Their reasoning is the difference between the valet service and what they would charge you for the city trash fee is negligible. I believe that is currently $25/month.
#7). They have upgraded all interior hallway lights with bright, clean LED lights which are WAY better than the old creepy yellow lights. Keep in mind, this is South End's most pet friendly building so the hallway floors are ugly concrete most likely just to keep the maintenance manageable from pet accidents. That being said, the dogs and their owners here really are amazing. I don't have a pet but my biggest fear before move-in was a barking dog keeping my up. This has never an issue.
