| - If you're a broke college grad and happen to land a Craigslist ad house with this company, do yourself a favor and run away screaming. If and when you should ever end up signing a lease with them, be fully aware that you will get stuck with the bill of any damages that may have accrued to said property before you had ever arrived.
In my experience, the property I was staying in had been leased for 10+ years and to possible tens of people from all walks of life. Any and all damages to the property were never gone over according to the "company policies" once Opulent Real Estate had taken it over years before I had moved in. (The best way I can describe this is as if it was suddenly up to all their tenants to make Opulent notice what inherent damages were existing exactly then, instead of Opulent conducting their own property investigations. This bull crap "clause" made a nice loophole to fully stiff the little guy. Ultimately, Opulent screws over the newest and last leasees left in the house before being sold. All this gets to happen even though the company never iterates such a policy, nor its importance to the new tenants overtaking new leases).
Coming back around to my case, where I was signing into a full year lease upon entering into the agreement with 2 other roommates, I only was able to enjoy 7 and a half months of it before having to be kicked out due to the house selling from under us.
I'd expect that if your situation is anything like mine, expect that your full deposit of getting into the place being lost in the end. Actually, funds were pulled from our pockets to foot the bill of damages we took no part in, but were unable to prove. I would highly advise AGAINST using this property management company to anyone resembling this situation. The cheap charges tacked on for damages that the buyers could have footed easily were left on us little guys.
When said house was sold out from under us young professional tenants, and with a one month notice to evacuate to other housing, it caused some of us some extreme hardships. When we attempted to gauge the return on our collective deposit of substantial monthly tote, we were met with extremely rude service and eventual disgusting business practice in returning our calls and emails. I am to this day still feeling extremely burned in debt of having to take a personal loan to foot the bill of a new place PLUS the ridiculous amount lost in supposed damages I, nor my roommates at the time had caused. Valley residents and fellow Yelpers, be cautious with this pit hole business and their foul practice.
