| - The BREL team has been absolutely phenomenal to work with! We got the chance to work with both Halina and Dena, who were both amazing and we couldn't have asked for anyone better. If you're a first time buyer in particular, go with BREL, they're so thorough, thoughtful, and patient and will make your experience educational, painless, and end up with a great place in the end!
They will do all of the following: help you buy a place, do everything remote, tour places on your behalf, comment on any available listings, make recommendations for lawyer / mortgage lenders, find a renter for your unit (if buy with them and they find someone it's free, otherwise it's first month's rent), and basically *any* needs you have related to your situation!
We were Canadian citizen first-time buyers looking to buy a condo in Toronto, but living abroad (3hr time difference). So our situations was a little unusual and we were a bit worried about how complicated this process will be, but Halina and Dena made it absolutely painless.
They are both incredibly responsive (usually within 5-30min during working hours, never more than 6 hours if it's at night), thorough with their work, and will do whatever it takes for your unique circumstance. In our case they've had to help us via emails / chats / hangout calls, tour condos for us (including taking photos and videos), and arrange signings / pick ups with our parents since we couldn't be in town.
When you decide to go with BREL they register you with their system where you can get email alerts as soon as a place matching your criteria is listed or is updated. You can also like / comment / add to list on specific listing (which your agent can see and respond to). We found it easiest to just email them directly every time a new link came up that we were interested in, and they would always provide us with their assessments of what the surrounding area is like, prices of previously sold similar units, condition / reputation of the condo, condition of the unit itself including what appliances are included. They'll also call out details and any potential red flags like how much sunlight the unit gets, if the place is close to night life, unit is under/over-asking, layout, and more. This was so, so helpful for us, it helped us move quickly on the units we did like, and write-off ones we didn't. Dena is such a pro and knew all the ins and outs of the condos / areas in Toronto and gave us all the inside scoop! We sent them so many listings and probably had a 70+ long email thread going by the end just getting their thoughts on places!
When we did decide on a place we were interested in, Halina and Dena went through the entire process with us SO thoroughly, including exactly what to expect each step of the way. They video called us to walk us through each section of the document we had to sign to make an offer. There was an extenuating circumstance for us where the deal almost didn't go through, and Halina actually recommended to us at one point she felt it was too risky and we should not go through with the deal (which showed her honesty and integrity!). As we debated on what to do, Halina superwoman'd her way and found a way for the deal to go through and we wouldn't be exposed to any risks, all within an hour!
They will also give some recommendations of mortgage lenders and lawyer firms to use. For mortgage, if you have the chance to work with Jake, he is AMAZING - detailed, thorough, responsive, and knowledgeable just like Halina and Dena. We ended up not going with him only because another place had a much lower rate that I had locked in months ago. Their lawyer firms we didn't have as much success with, but that will be for a separate review!
We are very happy with the condo we ended up getting - and you know how I know it's good? I sent my mom, a very critical person who would find everything wrong or possibly wrong, to take a look, and she came back she said she was pleasantly surprised and everything looked meticulous! If BREL could recommend a place to us that even passes my mom's test, that's the ultimate proof on how detailed and responsible they are!
