  • I would not recommend using Dobson Inspections for your home inspection. He reported on some things, some cosmetic others more important. He reported that one of the bathroom windows had a leak, he didn't report that the other bathroom window was cracked. He reported that one of the bedroom doors shuts itself, he did not report that 2 of the bedroom windows shut themselves. He reported that the garbage disposal was cracked and was leaking. The garbage disposal was cracked but not leaking, the dishwasher was leaking. We had a licensed plumber come out after the first time I ran the dishwasher and he found that the hose that drained the water was totally packed with food and was not letting the water run out of the dishwasher. He took the hose out and cleaned it and the dishwasher is running fine now. The total bill for all the plumbing issues (this is the first week we were in the house) was over $800.00. He did not report that one of the light fixtures was missing out of one of the bedrooms. But the big deal was the cabinets in the kitchen and bathrooms. The cabinets were made out of particle board covered in paper and the paper is coming off and is very noticeable. We are having to put in new cabinets in the kitchen, not something that we had bargained for. When I called Jason to ask about the cabinets and other items that were missed he informed me that they were cosmetic and he did not report on things that were cosmetic. That is strange since another house we had an inspection on the week before (Dobson Inspections did this report also) he put in the report that the oven was cosmetically damaged. I recommend the buyer go along beside the inspector and ask questions, and look into, around and over anything that is there. We would not have bought the house if we knew the cabinets were going to have to be replaced.
