I had TPM manage my place for three years. All I can say is they are crooks and will do anything to make you pay. They don't deserve even 1 star. Here are my stories
After my tenant moved out they left the place a mess and the owner of TPM tried to tell me that I'm not entitled to any damage deposit because the amount of deposit available to the landlord decrease year over year.....(trying to give me some sort of BS). I had to show him the law that I am entitled to the full damage deposit to cover all damages.
The carpets were a mess and TPM wanted to charge me $600 to replace one bedroom and $90 to clean the other. I had both bedrooms cleaned for less and $70 and they turned out great.
Hot water tank was replaced for $800, the invoice from Meridian (their contractor) stated it was a 40 gal tank that was replaced but they installed a 30 gal. I didn't have proof at the time at it was a 40 gal originally and TMP said it was a 30 gal and it was a mistake on the invoice. Well....6 months later I found proof in my home inspectors report it was in fact a 40 gal tank.
My tenant was without hot water for 2 weeks while TMP sat on their hands after the tank went. The tenant complained a number of times to TMP and they kept saying they couldn't get a hold of me. I actually gave TPM approval to replace the tank immediately. The funny thing is that 2 days after I gave approval to replace the tank TMP called me again advising the tank needed replacing....I was like "what, I spoke to you two days ago and gave approval to replace it, why isn't it done already?".
When I asked for a return of my 300 bucks in my owners reserve account they said they had no record indicating that I had given them this money. And TMP asked if I had proof. Well I did have proof....once again, they were hoping to keep my money.
CROOKS!
Trying to get any service from them is like pulling teeth. My suggestion, stay away from them. I moved on and I"m much happier dealing with a company that is really looking out for my best interest and gets the job done right.
