| - Broadview built our home.
I know right, awesome intro? Over a year ago, my fiance & I started looking at homes, with the plan of building eventually. At the time, we weren't engaged and looking was primarily "something to do". We looked at a lot of home builders and found our way deep into the South East. It was there that we arrived at a Broadview show home and immediately fell in love with the floorplan and the show home associated with it. Unfortunately, it was only available deep in the South East, which wasn't where we wanted to live. Eventually, the looking stopped and we went back to shopping for less expensive things.
Later in the year, in October, we were engaged and started looking at homes again. Much to our delight, we found that they were building our floorplan in the North West. So we started the several, dozens, of visits to the Broadview office to decide and negotiate.
I have been putting off writing this review and I'm glad I did. The experience with the sales people involved was great, at first. We got a great deal, in our opinion, and we were excited about watching our home being built. But, as this was our first home, we were naive and would most definitely do a lot of things differently the next time around. Something you need to understand about home builder sales reps; they will dance around the gray area of truth to get the sale. This is probably true of sales reps in most industries, but in the world of building homes, there's a lot of room to dance.
The most important piece of advice I can give you is this; get EVERYTHING IN WRITING. And I do mean everything. If you've agreed on something as simple as the type of nails used (we didn't, but it's the smallest example I can think of), get it in writing. The reason for this is two-fold. It keeps them honest and it ensures that nobody forgets (which does happen).
Throughout the process of building the home, there were problems. From a broken bathtub that was installed anyway, with the intention of just patching up the massive 3 foot crack, to almost missing structural changes we requested and leaving a hole in the roof, the best thing we could have done was visit the site every day. We were a pain in their backside, but in the end we got what we wanted, and they get a good review.
Now despite all the problems, and I could probably write a book on them, my review today is based on a few different things. First of all, you will run into problems with any builder. Whether it's because of dishonesty, honest mistakes, or your own oversight, it will happen. Secondly, we had no idea what we were doing. Several of the issues we faced, if done the way we originally wanted, would have actually been cheaper for the builder (we wanted cabinets that, as it turns out, were cheaper to make, but ended up settling for the more expensive ones we didn't really want). Finally, most of the problems were resolved to our satisfaction.
But most of all, we've heard stories since getting our home that make our experience look fantastic. My rating is based a lot on that. Regardless of what happened to us, we got the house we wanted and ultimately only compromised on the cabinets. This is why I'm happy I waited. If I had written this review right after moving in, it would have been scathing. But after months of thinking it over, comparing to other stories, and enjoying our new home, overall we are very pleased with the experience.
