OK by Pittsburgh PMC standards, notwithstanding a few issues. I've lived in my Forbes apartment for a year now.
Pros:
* Friendly, reasonable staff
* Very small increase in rent when I renewed my lease
* Very prompt maintenance service for urgent issues
* Does a great, proactive job maintaining yard and exterior of my building
* Unit was exactly as depicted on website
* Rent is fair for the neighborhood and the unit size
Cons:
* Apartment was filthy when I moved in; I had to spend a few days cleaning it. This was especially annoying because they deduct a $100 cleaning fee from your security deposit; clearly they are just pocketing the cleaning fee and not actually using it to clean the units for new tenants.
* They tend to let minor/non-urgent work orders fall by the wayside and never get around to them.
* Maintenance guys occasionally enter the unit without warning for dumb reasons. Of course, Forbes has a right to send maintenance crews without notice for emergencies, but I've had them come several times with zero notice "to check for leaks because your water bill was high this month."
* They demand you renew your lease only six months after move-in
