| - During the eleven months that I lived in this complex, there were several maintenance issues with my apartment, one of which caused approximately $1,000 in damages to my personal property.
I strongly advise that anyone who does move into this apartment complex purchase renters insurance, as the complex has a no liability clause in their contract, which means that their insurance policy will not allow claims from tenants and only covers their own structural issues.
Among the issues I experienced:
- 2 major water leaks from the apartment above mine, causing significant flooding of my walk-in closet
- Regular water leakage and foul odors of the dishwasher
- Flooding of the main water lines in the parking lot
- Flooding in other apartments causing the building's water to be shut down
To their credit, the maintenance team is very quick to respond.
The mold control aspect following the flooding was not handled properly causing a horrible odor. The carpets were inadequately cleaned and the ceilings were improperly treated to correct for mold growth. A week and a half later, the odor remains and I am unable to use my walk-in closet.
Due to these issues, I am moving out of the complex a month early and willingly paying rent in two different complexes to get away from these issues, as soon as possible. I've never experienced this many maintenance issues in an apartment complex in a single year and would advise others to use caution when contemplating renting in this complex.
As one neighbor said when we were discussing the flooding problem, "there's a reason you see so many moving vans in the parking lot."
Update - 03/12/14:
A member of the property management informed me that the major leaks were caused by faulty repair by a contractor the year prior, which would require major repairs. A month later I stopped by the office to check on mail and was told that no major repairs were underway in the complex. This gives me pause because given the size of the flood and the potential mold damage, there should have been significant work occurring.
Again, I'd caution individuals who wish to live in that area to look at the many other complexes nearby, as well. I've spoken to others and since learned that there are complexes offering one bedroom apartments with similar amenities at the same price point nearby.
