We own a property that we had Action Property manage for way too long, but they make the contract impossible to get out of without paying a huge fee. The renters contract and APM's contract don't have the same date so if you try to fire the rental company and the renter still has time left on their lease you have to pay APM fees for however many months they have left and vice versa. It's pretty much set up so no matter what, you end up owning them a good chunk of change.
They also keep a reserve fund for repairs that they kept increasing to thousands of dollars. Okay, fine, it's good to be prepared, but once we cancelled our contract with APM it took more than a month to get it refunded to us. We were joking that the owner probably had in some account gaining interest on our money.
Their quotes on repairs were unusually high and there are rumors around the rental/real estate community that APM gets money kicked back to them from the contractors they hire.
3 out of the 5 renters they found ended badly, either destroying our home upon moving out or by breaking their lease.
I hope is someday karma kicks this company's butt.
