| - I've lived here for almost a year, in a second-story 2BR1BA. If I weren't moving from Charlotte this fall, I would definitely be renewing my lease!
MAINTENANCE:
I've made only 4 minor service requests, and the service guys were great every time.
BUGS:
I notice a roach about every month or so, always in the bathroom, which means they came up through the pipes. Each time I've had the exterminator out within a few days at no charge. There are, however, TONS of stink bugs in the trees next to the complex, so watch out for those! (I got a shock one day when I found about 20 of them in a wicker basket on my patio. Eek.) The exterminator noted that there isn't much they can do to keep them off the patios since it backs up so close to the trees. There's a pretty walking trail in the complex, but unfortunately, it has TONS of mosquitos at mosquito season, due to the pond at the end of it. My kids and I walked it a couple times in Sept, but after literally walking through swarms of mosquitos, we decided to wait until the weather got cooler. (In winter, the trail is fabulous.)
GROUNDS:
The grounds are kept lovely and clean... the trash compactor and recycle bin area do get overwhelmed sometimes, but I've seen the maintenance staff out there repeatedly cleaning it up, so it seems the complex is doing their best. The recycle area is spacious, with tons or recycle bins. Again, people seem to throw whatever they want there, but the complex is doing their best. They've emailed a couple times begging people to quit being tools and dumping their furniture in the recycle area (my wording, not theirs).
I really wish there there were a playground for kids!
LOCATION/TRAFFIC:
The location is fantastic, close to tons of shopping on Providence and to Matthews downtown, although the traffic on 51 can be dicey at rush hour times. There's a little hiccup with the entrance/exit to the apt. complex, since you can only turn right on 51. This means that if you come often from Providence, like I do, you'll need to u-turn to get into the complex every time you want to come home... but as long as it's not 7:00am or 2:15pm (Providence High School's peak times), the u-turn is no big deal. I have a teenager who goes to Providence HS, and he absolutely loves being able to walk to school in 2 minutes.
NOISE:
On Friday nights during high school football season you can hear the games from Providence High School clear as a bell. I actually kind of like the sound of sports announcers and cheering fans, so that's a selling point for me! But just be aware of that, especially if you're on the side of the complex facing the school.
The only other noise problem I have is when the garbage or recycling people from the complex *behind* me is collecting trash. There's this obnoxious beeping that goes on for seriously 20 minutes, every time.
I've only had neighbor-noise issues once... mostly, it's nice and quiet.
APARTMENT:
As for the apartment itself, I really love it. My balcony faces trees, my closet is huge, my AC works great, my carpet is clean and pretty, my shower water pressure is good, and I found a unit with no fireplace, which is exactly what I wanted! I'm jealous of the units with garages, but there weren't any available when I moved in. I'm happy to have a 2BR 1BA, since I'm totally fine with sharing a bathroom with my kids. I feel like it's the most efficient use of my space and money to not pay for a second bathroom I don't need.
There is also plenty of parking, which is wonderful. I'm reading reviews for complexes in Austin (where I'm moving in the fall), and many of them talk about how there is never any available parking. Only ONCE in 9 months have I had to park more than a single aisle away from my building, and that was when somebody decided to park a moving truck overnight across 6 spaces. I've heard that parking is NOT as good on the side of the complex next to Providence High School, due to students parking there and slipping across... but I'm on the opposite side of the complex, and parking's been a dream, no matter how late I get home.
POOL/CLUBHOUSE:
The pool is gorgeous, with an outdoor gas grill area, but I've never been able to get the grills to work. On the grand scale of things, it's a minor issue, but I would love to be able to use those!
I stop by the clubhouse a couple times a week for a complimentary cup of coffee, and it's always clean and well-stocked. I occasionally print paperwork in the business center, and have had no issues.
