If you are buying and really want to beat down the seller, use Checklist Inspections. Our home was recently inspected and they found all kinds of small items which were blown up into major problems in the report. Our inspector could not properly identify a GFCI outlet or loop in an older home. The inspector also claimed the foundation was cracked and had a "contractor" estimate the repairs at a greatly inflated amount. While having my own contractor inspection for the foundation, my contractor stated he did not understand how the previous estimate could have been at 400% what is reasonable.
I can cite other fabrications resulting from the complete ineptitude of the inspector as required. Stated the clear, blue water in the swimming pool was too dirty to properly inspect. Also incorrectly recommended advice contrary to pool professionals about continued care.
