  • Signed a lease for property on Morelos St in Chandler, were rushed in almost as old tenant was pulling out of the driveway. Serious lack of communication of details regarding move in from Pam Brown. We moved in, did thorough walk though of home noting all cosmetic issues AND more serious issues. I am a licensed plumber w 20 yrs experience. I pointed out several plumbing issues to Pam including a code violation regarding water heater T and P valve piping. She responded with, "I appreciate your opinion but it isn't broken and I'm not going to just throw money at the house." She sent her plumber over to repair an actual leak, I left the plumber a note with list of other issues including the code violation. Oddly enough when I arrived home from work, most of the repairs were made. The pool in back yard is in severe disrepair, there are several tiles missing, a cracked plastic drain cover and entire pieces of concrete missing. Several time we sent messages or e mails to Pam and NEVER received a response. The back yard vegetation was overgrown when we moved in. I purchased a lawn mower and other yard maintenance tools to attempt to manicure this sadly neglected yard. I also capped several irrigation drip lines that were watering gravel w no vegetation anywhere nearby. 1 month into our occupancy my wife discovered a scorpion in our bed. I contacted a pest control company the next day and had them spray the property out of my pocket. 2 days later I stepped out of the shower and saw one on the bathroom floor. I had the pest control come and spray again, out of my pocket. 3 days later, while getting ready for work in the a.m., a scorpion crawled out of my work shoe, our 9 lb., 3 legged rescue Chihuahua saw it and before I could kill the scorpion it stung our dog on his muzzle. I killed the scorpion and we rushed our dog to the emergency vet. On the ride to the ER he vomited and went limp. When we arrived at the ER his blood pressure was so low that the vet wasn't sure they would be able to save him. Thanks to the amazing skills of the kind staff at the animal ER he survived the sting. I had the house sprayed again, inside and out the next night. That's 3 total treatments in less than a month. After the 1st scorpion was discovered, I purchased a black light and went out EVERY night to hunt for scorpions outside the property and inside. In the span of 3+ weeks I personally killed 74 scorpions, 5 of which were inside the homes caught in some of the 24 glue traps I set inside the house. My wife couldn't sleep, couldn't eat and took the dog to our friends' house whenever we weren't home. All of these events plus the incredible lack of response of any kind from Pam Brown, led us to vacate the property after 2 months. In not going to keep my family in a scorpion den and spend MY money trying to make a safe living environment in a home I do not own. We sent certified letter stating everything I've posted here. The only response we have received to date is a form eviction letter. We have contaced an attorney and this will now, hopefully, expose even further the amazingly greedy, unprofessional performance of Arizona Elite Properties. Please please do yourself a favor and heed the posts on Yelp....they are all spot on and I could just kick myself for not reading them before we singned a lease. Wish us luck as we begin our battle with this evil entity. P.s. we cleaned the house before we vacated, leaving it cleaner than when we moved in, and turned the keys in to their office a week ago. They still havent addressed any issues even though they signed for our certified letter a week + ago.
