  • I've been at Avilla for almost a month. Right now, it's awesome. It's a small, brand new community near almost everything in Gilbert. Pros: -Rent is cheaper than we were paying at a "luxury" community in south Chandler (I say luxury loosely). -Every unit is a single family home, with the exception of the 1 bedrooms, they are duplex style and share a wall. -Brand spankin' new! WOOT! -Every unit comes with a fenced in backyard (premium lot charges apply for the two sizes above the normal size). Double WOOT for those of us with furry four-legged friends that bark. Bonus: there are no breed or weight restrictions although you will pay monthly for each furbaby. -Quiet. Oh yes. Silence. We were lucky enough to be able to pick a home on the canal so we're away from the parking lot and the busy streets. -Every home has a dedicated sidewalk. Ok, this is a little hard to explain but the houses are in quads with a sidewalk leading from the parking lot to each door. No sidewalk passes in front of anyone's house unless you live in that quad which equals no randos walking past my house at odd hours setting off above-mentioned four-legged barkers. -Valet trash. Set out your trash every night Sunday-Thursday and it's picked up. -Gated. -Garages available for a fee. If you own anything bigger than a mid-sized car, you're out of luck. It won't fit. We own a VW Beetle and getting that thing in and out of the garage terrifies me. My SUV gets the assigned carport, which leads me to a MAJOR con for us - our carport is a haul from our house. They're assigned by someone at corporate and non-negotiable. Thankfully I have kids that can lug in the groceries if there isn't an open parking spot available close by. -Stainless steel appliances that are no-frills but decent. I love my side-by-side fridge with the ice and water dispenser. Other Avilla communities have granite countertops, we have white quartz. Not sure why, but whatever. They serve their purpose. -Windows! We have a 3 bedroom and it's so light and bright with numerous windows in every room. If you're not into that, you'll need some blackout curtains. -There is an online portal where if you're like me and you do everything online, you can pay your rent and submit maintenance requests. Small things that we've noticed: -Open parking will become an issue once this place fills up. The last phase of housing is being finished now and with as many open houses that are available, the open parking is starting to fill up quickly. -No overhead lighting. There are ceiling fans in every room, just no lighting attached so bring lamps! -The washer does not come with an automatic detergent/softener dispenser. I only mention this because I could not find a Downy ball locally to save my life. Amazon Prime to the rescue. -There is one pool with a spa. This place is no-frills. If you're looking for a fitness center, multiple pools, playground, dog park, car wash, etc., you'll be disappointed. Personally, I like the fact we're not paying for crap we'll never use. - Solicitors have already come knocking on our door. There really needs to be no trespassing here (I didn't see any signs posted). I'm all for kids needing to do service requirements, but I don't need to learn about what God can do for me when I'm trying to wrangle a hangry family. -Our water was out for 12 hours one day not long after we moved in. So, I'm not sure what happened here but getting a notice in our door at 8:00 at night telling us that by 8am the next morning our water was going to be shut off for "construction" was inconvenient. Having the water shut off for an entire day, was SUPER inconvenient especially since my husband and I work from home. When I called the office at 3pm and asked if they knew when the water was going to be turned back on, I got, "No, we have no idea." When I asked if we were going to be compensated a day for the water being shut off I got, "I'll have to talk to management about that. Sorry." Never did hear back. Which leads me to this point - you get a fixed water bill depending on what size house you have. It's on the high side in my opinion, but we have a house, no neighbors, and I don't fear for my life driving through the parking lot, so I'm okay with it. -The floors are easily scuffed and scratched. Wish we would have known this BEFORE we tried rearranging our furniture when we moved in. You've been warned. You're welcome. All in all, this place is pretty awesome. Everyone in the office has been really nice and easy to work with. Everything from the application to the lease signing is done online which makes it so easy and quick. It's a small community which I like and it seems like people pretty much stick to themselves. I hope it stays like this. Happy home hunting!
