The submission process is very easy. The website is very intuitive and user friendly. That's where they get their one star. Communication is very difficult. I have yet to have anyone there answer a voicemail or return a call. The email turnaround time isn't bad, usually day.
The offer process isn't as enjoyable though. The offer is extremely low compared to the comps I reviewed with less features/upgrades that I reviewed myself through MLS. They are purely below wholesale. Their fees are pretty outranges in my opinion. 1% for title, okay, that's not abnormal...9% for servicing fees are though. It's never cost me that much to sell a property. I guess it is upsetting to me because they are "partnered" with all of their servicing org's, so they are being paid 4 or 5 times for the same transaction. Good for them, no problem with getting paid, but it is a total rip off for people who don't understand real estate.
I asked if there any negotiations with OpenDoor...the agent said with a smile emoji that there is not any negotiation with their offers or fees. Frustrating!
It seems like their target market are people that need to get from under their homes quickly and don't care about how much money they are going to lose or give away. If you have options, this isn't a good one. I feel like they are the CarMax of houses....
