The "total" offer given to me was a little below market... This was before all the fees they charge. I get that you would have to pay 3% for the buyer agent commission when the house resells so some fees are reasonable but they charge other fees (I don't recall if they charged the 3% selling agent fee, but they shouldn't IMO as the service they are giving and why they offer below market price). They also said I would have to pay for repairs. I rejected the offer, did repairs and sold the house with a realtor about 3 months later. After doing the math, I figure I made $24K more than I would have gotten had I used opendoor. Given we are talking about a house in the $200K range, that's a pretty big price tag for the convenience they offer. Good idea but they are a little to greedy.
