I rented from colony for two years in flowery branch, Georgia. True to all the reviews and my experiences with them we moved out and not only did they keep the deposit but have charged us an additional $2300.
Let me just say this. Colony is a corporation in the business of buying foreclosures and turning them into rentals. According to public record the home I rented was bought by them in 2013 for $99k. It's market value is estimated at $265. They did some cheap renovations and rented it. So they want to put as little money in as possible in order to make a profit.
When you call for maintenance they will try to always put the responsibility on you and overcharge for the work done. Using contractors that aren't even from the area. I had to pay $345 for a tub to be unclogged. You can't contest it. You're screwed.
When it comes time to move they will try to keep you in the home even if it means not raising your rent. That's the nicest they will ever be to you. Once you say no. They send you a charges sheet for all the stuff you'll have to pay for. My advice to you is not to clean or do anything. They will charge you anyways. They do not want to put one dime into their properties.
Only rent a home from them if you want to have the financial costs of maintaining a home without ownership. This company is unethical, stay away.
