| - While I attended Arizona State University I rented a 4 bedroom house on 12th PL from westwood for 2 years. Our last year living at the property was awful and annoying, westwood is the most inconvenient company to rent from, each month they over charged our account over $400, I would have to call or visit their office to get the problem fixed, this happened for 3/4 months straight! We also often got random small about of $$ charged to our account, like between $20-50.
Maintenance is awful, a request usually took over a week to fix and we often had to put in a 2nd request because the maintenance people never fixed something correctly the first time.... Our washer got fixed twice by westwood but still continued to break, we actually jimmy rigged it. The dish washer broke twice, until they finally gave us a new one, that took a month to fix. Our kitchen sink/ garbage disposal took 2 weeks to fix.
We also had our living room ceiling collapse January 1st of 2011, because we had a water pipe freeze and burst, the Plummer told me it would of never happened if westwood would of allowed his company to put insulation over the pipes in the past, that resulted in our whole house having to get remodeled which took over a month to complete and it was extremely inconvenient to live in because of cleaning and construction crews coming to the house, we also had over 15 fans blowing 24hrs a day in our house for two weeks... Westwood did not offer us any compensation, such as a discount for a months worth of rent, temporary housing, nothing.... they actually couldn't recall/ had no idea about what was happening to our house a week after the event occurred.
In the last 6 months of living in our house, westwood constantly called one of us living in the house and gave us "city complaints" about dog shit, overgrown weeds/plants/tree in our backyard, and overgrown grass in the front of our yard.... We never had a dog, our back yard was gravel, with a large pool, and a large cement patio... no weeds or long grass... westwood would tell us we had to fix the problem asap or we would be charged usually between $100-300 dollars... all for problems non existent.
And now that I and my other roommates have moved away and ended our lease westwood is still after our money. They appear to have used our security deposit and make unnecessary upgrades to the house, to explain here is a simple listen of our bill (mind you, they are charging us $45, after they used our $1600 deposit)
$30 mow front yard
$1100 90% interior repaint
$15 repair sliding door blinds
$20 remove trash from garage
$80 replace blind in jon's bedroom
$70 replace blinds in my bedroom
$100 replace closet doors in kurt's bedroom
$10 replace sliding door slats
$5 replace master bath lightbulbs
$40 replace master bath soap holder
$75 clean up/landscape trash on both sides of the house
$150 maid service
+$30 to mow a 15x50 yard, that is dead?
+90% of our house repainted? about 30%min was repainted less then 8 months ago when they rebuilt our hallway and living room.... we painted one bedroom & the guest bathroom, only because they verbally told us during move-in that we were allowed to paint the walls because they white wash the walls between every new tenant.... I was expecting to get charged maybe

+$20 to move trash from garage.... what trash? o, the trash that was still there from the previous renters, ok
+ Im Jon, my rooms blinds were in the same condition they were 2yrs ago, I never opened them, I had a huge window in front of the road
+$70, my roommates blinds were broken, but that should of been a $50 or less fix, he had a small window....
+$100, to replace a closet door that was nonexistent during our whole lease... ok, why not...
+ $40 soap holder that was broken before our lease and was broken during our walk-through of the house months before we moved in... i guess charge us for that too....
+$75 landscaping, for what? two weeds or did you trim the pre-existing trees in the back yard that the actual owner trimmed a couple months ago....
+$150 maid service? what did they do? we lived in a 80% tile house and 20% wood floors.... my roommates and I swept at least 75% of dust/dirt up
The funniest part about this "bill" westwood has charged us, is because we moved into a house that wasn't 100% cleaned, still had previous renters belongings in it, and they left trash in the back yard.... Their not evening charging us for things that I will admit, actually broke myself while living there, (im sure its hard to miss a huge metal gate securing the backyard screen door missing, isn't it?)
Basically, if you're still reading this review, my recommendation for Westwood Properties is to avoid at all cost, they were decent 2yrs ago but the last 1-1.5yrs have sucked horribly
