UPDATE 2/23/17
We asked for a 6 month lease but was told it was not available and the company does not do 6 month leases. Obviously that was not true as Shane D in his reply states they are. We read about the tenant exchange program months after signing not before. We trusted the agent to be stating the truth and have text messages from him stating to break the 12 month lease it would require 30 days notice and forfeit of the security deposit.
So our 12 month lease is almost up and March 1st would be our last payment. Low and behold they found a renter. The funny part is I found out when I went to the property to check on the landscaping and found the owner there (Entered the property without notice.. Again!)) and he told me there was a renter moving in on the first of March. REALLY!! I was about to make my March 1st payment!! Nobody has contacted us to let us know and I am absolutely positive that if I had made that payment I would have never seen that money again. I contacted them and everyone I have been passed to on the phone defers the blame to someone else. The owner also stated our agent was fired months back so nobody was actively perusing finding a renter.
Shane D is the customer service rep for AZ and has not called me back. He does seem to have plenty of time to get onto yelp and respond to all the negative reviews here. Read his wording though, he says sorry but goes on to point the blame to the renter or homeowner. Trust the 2 star rating on YELP, it is very accurate and stay away from this company if you want to be a good steward of your hard earned money. We have lost thousand of dollars thanks to this company.
