  • I signed a lease at the Lofts at Rio Salado for 12 months in a two bedroom apartment in building B. LOCATION: The Lofts are located right along the light rail station on Washington and Priest, as well as right by the 202 - red mountain freeway. Having the freeway right down the street was very convenient, but there aren't any gas stations or grocery stores around the complex. COMPLEX/APARTMENT FEATURES: The complex is seems more upscale and new; providing a nice pool area, a gym, a home theater in the office, and occasional pool parties with a mini bar. The complex is gated and provides plenty of uncovered parking for guests as well as a gated garage for residents. The apartments are nice and spacious; the kitchen and bathrooms are tiled, and the rest of the apartment is carpeted. The kitchen appliances were in good condition but weren't upgraded stainless steel appliances. The units come with a W/D and microwave. The lofts do a good job of keeping the complex clean, having gardeners manage the landscaping, and handling maintenance issues in a timely manner. COMPLAINTS: The management really sucks.... When dealing with getting the lease to sign and everything, the office wouldn't give me a printed copy of a lease to read over. They said they would and then they only gave me a packet of an overview of the lease. The lease is online, and you can only view one page at a time. You can only print the whole lease after you signed it...which seemed pretty shady, but I guess that's standard for a management company. They also kept messing up the lease and we had to call them multiple times to correct issues that they left out of the lease (our free garage space number, actually sending the lease to the right emails, and adding the pet to the lease). At the Lofts you pay $30/month per unit for valet trash. However, they only pick up the trash between 6pm-8pm on Mon-Fri and Sunday. If you put your trash out a few hours too early, someone might see it and then the office will add a $25 fee to your rent for each bag of trash left out. I think this is kind of ridiculous because these limited hours don't necessarily work for people who have work or school, and aren't home during that small time frame. Another issue I had was that some of the staff at the office were rude and condescending when you asked them for help or mail. I did come across a couple staff that were very positive and helpful, instead of other staff that gave me attitude for asking them to find my package (which is their job...). The turnover rate for office staff seems very high, and during my lease new management came in because the old management was not following some policies. PRICE: This apartment is pretty pricey, but it's also in tempe near asu. If you have pets, the lofts charges $25/month for a pet as well as $200 fee and $200 deposit. The office now requires that rent must be paid in total at the same time, so you and your roommates have to give them the checks at the same time instead of separately turning them into the office. I never bothered to set up paying online, so I'm not sure how that works out. I found it easier to just hand in my check at the office. The water, sewer, trash valet, pet fees are all included in your monthly rent check. You have to set up your own internet provider, (which they will accept century link and cox) as well as an APS account for electricity. I shared a two bedroom apartment with a roommate who had a cat. Our rent with water, sewer, trash ($30), pet fee ($25) all included was a little less than $1,400 each month. When you decide to move out at the end of your lease, remember to go to the office to sign a notice paper with your roommates at least 60 days before your lease is up!!! Otherwise you have to pay two extra months of rent after you move out. OVERALL: This apartment complex looks very nice, and while the location doesn't provide nearby stores/gas stations; I liked the quietness of the area. There's not a lot of traffic around the complex and there aren't problems with break-ins or sketchy people walking around the building. I think if you have a higher budget for your rent, and want to live somewhere that's more quiet, yet nearby phoenix, scottsdale, downtown tempe (mill ave/asu) -- then this apartment is pretty nice. However, I still don't like the management, because some staff are rude and avoid telling you things that will help save you from charges. I just felt like a lot of the staff acted fake, unfriendly and left you in the dark about some policies.
