| - My first review for this complex (of what was then Broadstone Scottsdale Horizon), while not glowing, was respectable for an apartment complex, but it was also based on living here a relatively short period of time. Since then, and I don't know how many management changes and/or the place being sold to new owners, I have less to praise about living here. Maybe the latest "renovation" and renaming of the complex (and henceforth new Yelp reviews) will suddenly transform this champion of mediocrity into something more? I don't know. Despite the great north Scottsdale location, we eventually bought out our lease to get out of here and move to greener pastures. (At least we did get our deposit back in record time.)
And, seriously, any apartment complex review is mostly only as good as the current management, of which it seems as though turnover is quite regular at these places (though some things are out of the control of management - see the rest of this review). And putting in new cobblestone bricks in front of the leasing office or a fresh coat of paint on aging buildings doesn't really mean much to the tenants who are probably paying for the upgrades that really don't affect the inside of their warmed-over apartments in the first place.
A couple of things prospective tenants ought to be wary of, regardless of the impact of real or imaginary future renovations, is 1)The noise on Raintree Drive. It's loud. Think dragstrip loud, as it seems every north Scottsdale spoiled brat with a new, souped-up car or motorcycle seemingly has to race along that stretch of road at the speed of sound between 92nd St and Thompson Peak Parkway at all hours of day and night. And if your apartment is adjacent to Raintree Drive, I just hope you're not a light sleeper. Because you'll have many sleepless nights (or distracting days) listening to all the traffic. Stay away from any apartment near Raintree Drive if at all possible.
2)Major parking issues for additional vehicles or guest parking. And to make matters worse, they are now renting out choice uncovered spots for a monthly fee! Yeah, you can now pay extra for your very own uncovered spot (and posted sign that goes along with it). But the real source of the parking problem is that a lot people with covered spots don't park in them! That's because the parking spaces closest to the apartments are uncovered spots, and those with reserved (covered) spots often park in uncovered parking to be closer to their apartments. The solution would be to make all spots (covered or not) be on a first-come-first-serve basis, but with the new cash cow of charging for uncovered spots it's unlikely that would happen any time soon.
3)Aging water pipes. I don't see how this place could keep from having to constantly shut off the water unless they also do a complete renovation on the entire held-together-by-rubber-bands-and-Scotch-tape plumbing system in the complex. Sometimes they warn you that the water will be shut off, other times the water is just off without notice. And with rent prices rising faster than the national debt, that's something worth taking into consideration.
4)No storage. If you have more than a few boxes of personal belongings to move you're going have problems finding places for all that stuff in these apartments. For starters, there's not a lot of cupboard space in the kitchens, and forget about much storage anywhere else, other than a single shelf above the washer and the dryer. There's little additional closet/storage space beyond a triangle-shaped closet in each bedroom and a small closet in each bathroom (in 2BRs). This wasn't a problem for us, but then not everyone practices Minimalism 101.
5)Landscaping mess. This place has leaves, leaves, and more leaves, that seemingly shed year round without a single day's break. Which wouldn't necessarily be a problem if they didn't end up in your car or in your apartment. But that's not all. There's also olive trees throughout the complex, and thus, there's olives that fall off those trees everywhere, rotting all over the sidewalks. This could also be a big problem if you have any allergy issues. And, for whatever reason, the landscapers have an aversion to pulling/spraying unsightly weeds. You're paying in excess of $1k a month to wade through leaves, slip on olives, and look at eyesore weeds? Oh, and I haven't even mentioned the mosquito hotbed from the regularly-flooded grounds...
6)Small 1 BR apartments. You'll love the location here, and the winding grounds (if you have a pet that needs to be walked), but if you're going to rent here, get a 2BR - even if it's just you. They're twice the size of the of the cramped 1 BR units.
7)Loud Pool Areas. If you like quiet, stay away from the pool areas. They can get awfully loud at times.
8)Businesses run out of the Apartment. There's a guy that sells cars at the NE corner of the complex, and he can be out there at all hours trying to move vehicles. Beware of that area.
