| - Wow, where do I start? I moved into my apartment on 9/21/2015. I leased the apartment based on reviews, apartment website and pictures online. Considering I started working at a new employer and moving over 1000 miles from home, I moved to the Goodyear area blind hoping the apartment will be the last of my concerns. I recommend looking elsewhere or scrutinize every detail about the apartment you will receive at Palm Valley before signing the lease.
First, the apartment was in decent shape for age and area. I am happy with the rental rate and the accommodations such as washer, dryer, air conditioning, pool, parking spot, and fitness center. The air conditioning is a bit weak but what did I expect moving to the desert?(The air conditioner died around mid November)
Over the course of the first week, I started noticing problems. The apartment had normal desert bugs but they were persistent and unending. I started using packaging tape to pin bugs I found to paper. After I collected thirty or forty I turned a few into the main office. The exterminator visited but the amount of bugs didn't change.
In my opinion, the trim and materials are cheap and the maintenance sometimes chooses to fix problems with less quality materials or execute easy fixes. After the initial inspection I found numerous places where wires were wrapped in electrical tape leaving me wondering if the wires were insulated or just taped in a rat's nest, possibly creating a fire hazard.
I found various places such as next to the washer where apparently the dryer or washer was moved and the wall was damaged during the movement. My air conditioner started to leak due to rotted or worn insulation and the thermostat was unreliable which led to the air conditioner either running non-stop or not at all which encouraged leaking.
Below is an example regarding improper communication and maintenance procedures at Palm Valley.
The first moment I walked into the apartment I noticed the front door was loose. The door was mounted off center(not square) to the frame leaving almost a one inch gap at the deadbolt and more than an inch gap on the floor between the frame and door. I'm not an expert but I would guess this door was recycled from the interior to the exterior. Even if the door is correct, there are multiple drill marks showing where older materials were reused or removed to fit the door to the frame.(In short, this door either isn't original or was damaged in the past and modified to fit) I saw geckos or salamanders moving around outside and witnessed a salamander slip between the gap of my front door!
If bugs are in the apartment and salamanders/geckos can get into the apartment with the door closed, what else might I be attracting into my abode? I was scared afterwards. Luckily, I choose the second floor or I would have moved out on day three and went down the road to the Best Western.
My first request was to replace the DOOR or FRAME but maintenance replaced the deadbolt leaving the gap. My second request was for proper fit of the DOOR or FRAME. I received new weather stripping, which was missing anyways, but that left the original gap. Again, I requested the DOOR or FRAME be replaced but maintenance decided to replace the handle mechanism and covered all pieces of improper installation. The gap remained.
After the third result, I contemplated breaking into my own apartment to justify the installation or buying the proper materials and doing the installation myself. I can see light from inside the apartment almost completely around the door. Is that not obvious enough?
The front manager and office associates are professional. My complaint refers to conveying a concise message which becomes compounded by the foreign staff. There are obvious communication barriers when making requests. I film videos and take pictures with my phone for easy descriptions and by the third request detailed above, I was certain we agreed on what needed repaired and why the replacement was justified. My message was complete but the maintenance result was unbelievable.
I have other examples but the results are usually a surprise. I am confident management wants to fix my issues but only after I threatened to change apartments and not pay my rent did I see an appropriate response. I stop by the main office at least once a day requesting maintenance to fix something in the apartment. To be fair, most of my requests are completed but I've replaced the air conditioner, thermostat, toilet, sink, handles, dryer, and the list goes on.
Based on my experience I wouldn't recommend living here for any period of time unless you can pick up a three month or one month lease. Above are the standards this apartment accepts as normal and I regret signing the lease. I hope you make a sound decision.
