| - Must read if you plan to buy from Beazer or any builder really
They are a home builder just like any other and have proven to be so despite my high hopes and good initial dealings. Had a home built by Beazer this year and while things were great for the first few months, it all turned into the typical poor service / the only thing they care about is the home closing. Now to be fair, I have had dealings with three home builders so Beazer is on par with them all - did not exceed with anything other than a fast build time which was too fast as many quality points were missed.
Here are the key points if you plan to have Beazer build you a home and this goes for all builders:
- Correspond ONLY through email and be clear and concise in every single detail - take tons of photos. If it is not in writing or in photos with dated emails, no matter how friendly and on your side they seem, it does not exist and they will lie straight to your face and say it never happened. Remember - they are NOT your friends. Be polite, be professional but remember, they are just like dealing with a car salesman, they are only there to get an item sold and move on. NEVER forget this
- STAY ON THEM. When you spot an issue, they will act like they are on it, but in reality they will ignore it until the bitter end and will only resolve it with a fight
When you finally do your walk-through... All the things you just spent time marking with tape - all the things the rep will promise will be taken care of before close... NOPE! Here is how it will play out for you. And I was not the only one this happened to - neighbors claim the same
- You will close within a few days of the walk through
- You will walk into your new home only to find the majority of the items you marked - not taken care of but tape pulled off! And don't even think about delaying your close, they will threaten to charge you PER DAY for each day you go past expected close
- That form that Beazer makes you sign after the walk through will NOT contain all the items that need fixed. However since it is not on the form and they pulled the tape off, the issue does not exist to them. They will come back and say (well it is not on the paperwork - sorry!) My best advice for this BS run-around is to VIDEO all issues and take detailed photos during your walk through. DO NOT let the rep smooth talk you into thinking all will be taken care of. You are dealing with a business and in the grand scheme of things, they want to do as little as they can for you and it will show if you do not take all steps to get things in writing and documented
- To finally get all items resolved, they will make it as difficult as possible for you. They will request you take multiple days off work to wait for their people to come resolve issues. Many times, it takes multiple visits (inspection, decision making, actual fix) And of course they do not work weekends, only weekdays. Do not expect any compensation for your time even on things they fail to fix prior to close that they should have resolved. They could care less. If you request compensation, they simply ignore your emails. And their people arriving on time? HA! Some may - most will not show on time, or will be a no call-no show in which you have to take additional time off. Seriously, they make it painful and do not care if they are putting you out.
- Don't even think about painting or doing anything at all to your home until all issues are taken care of. They will straight up say that you caused it if you touch anything. A good example, I have switch boxes that stick out up to 3/16th" from the wall - beazer claims since we removed the outlet COVER that they will not resolve the issue because we took the cover off to paint. What a crock of crap. The box which is nailed into a stud is sticking out and the cover does not even make contact with wall - how is this our fault? In NO reality it is our issue- but they will put anything they can on you to get out of a fix
The survey which they will speak of often - and really put emphasis how important it is to get all top marks? DO NOT be afraid to tell it like it is and give them a score they deserve. You are not hurting a friend as they are NOT your friend even if they pretend to be. You are grading a business and treat them like one.
When you finally do close with Beazer, unlike other home builders that make it an exciting time with flowers waiting / a gift basket... or a little get-together of the office staff.. NOPE! They hand you your keys and basically tell you good luck - welcome to your home and they leave. That's it! I get better taken care of at home depot when spending a few thousand dollars - very pathetic of a large company. About the only thing they will do for you is provide free bottles of water when you go to their office.
Hope this helps some of you - again get everything in writing, photo document everything and stick to emails vs. phone calls so you have a leg to stand on.
