We're trying to buy a townhouse in Phoenix from Opendoor, and so far I'm not impressed with the process at all. We loved the app and how easy it was to view the property and made an offer, which Opendoor countered and we then accepted. Per their seller disclosure, they had repaired a few issues with the roof and air conditioner. We had our own inspections done with discovered the AC/Heat pump did not work at all and needed to be replaced; I don't understand how that was missed when the supposedly did repairs on the unit. There was also a plumbing issue that we discovered when we tried to have a sewer line scope done which needs a $1200 repair. If we had not done our own inspections we would have had some very unpleasant suprises after we moved in. We submitted our repairs request and have now been waiting for 5 days for any kind of response from Opendoor. We still need to get the appraisal done and were supposed to close at the end of this month but I don't see that happening now with the delays from the seller. I'm hopeful that their response to our requests will be reasonable (AC in Phoenix is such an important issue!) but I'm very frustrated with the buying process so far and would not recommend them to friends.
