| - The first thing I noticed when searching through the reviews for Arizona Superior Home Inspection is that most of the reviews are from realtors who recommend Larry and his company to their clients. First off, let me state that I am not a realtor. I am also not involved in the mortgage industry. I am a first-time home buyer who had to go through the process myself, and I chose Larry based on independent research. There are a lot of good home inspectors out there, but there are also a lot of bad ones. My final decision to go with Larry was based on the fact that my realtors told me that they had Larry inspect their own homes combined with the research I had done here on Yelp comparing his work to other inspectors.
When the offer on my home was accepted, I had a ten day window to get all of my inspection work done. Larry was able to fit me in within five days. Given that I had this done in January, which tends to be a slow time of the year in real estate, I might be concerned that the high demand for Larry's services in the summer might make it more difficult to get him to fit into your schedule.
My friends told me that I didn't need to be present for the home inspection, but I disagree with that sentiment. I'm glad I made it a point to meet Larry on site as he was wrapping up. He spent a good 30 minutes with me going over every item that came up on the report. It was time well spent, as it allowed me to ask the seller to fix some of the items. I chose to fix most of the items myself.
When I first arrived to meet Larry, he stated that the home I was purchasing was one of the nicest looking homes, inspection wise, that he had run across in quite some time. That's outstanding news from someone like me who was a little bit nervous about dishing out a whole bunch of money on a property for the first time.
Larry provided a hard copy of my report in a binder along with a PDF file. The PDF file has come in handy because I was able to forward that file to potential contractors to review the work I needed to have done. One of the contractors even commented that the report was very well done which was "not the norm", whatever that means.
The only negative associated with my experience with Larry and Arizona Superior Home Inspection is the partnership that they have with a local home security system. At least I was warned that this sales call would happen. I would prefer to never have to deal with a sales person for a home security system again.
