Dangerous! I bought a condo using a Trust. I supplied a Certificate of Trust early on for their review (The Certification I supplied was proper and legal - BUT like most title companies, they like to use their own form even though it says exactly the same thing - a source of additional fees for them) I was in California the day before closing - when I would lose my deposit if I didn't close - when they told me that the one I submitted wasn't acceptable. I found a Notary at 8PM and got it done, barely!
From Michelle Martinez :"Title did previously review your trust certification and it is required that our form be signed and completed prior to closing. "
They had it for a month or more, and didn't tell me until the afternoon before closing!
Use ANYBODY else.
