| - This is my first Yelp review. I felt compelled to write it as the one other review here for Shelter Realty is so much different than my own experience with them.
I have always found Shelter Realty to be very responsive to any questions I had through the phone, email, or text. I have even composed emails in the evening and have been surprised to receive a reply as late as 11 p.m. for a non-emergency inquiry.
I am an out-of-state Las Vegas property owner. My wife and I own only one property and we intend on retiring to it one day. I did a lot of research on many property management companies before finally settling on Shelter Realty in March 2013. Being an out-of-state landlord, there were a few things that I was looking for in a property management outfit.
I wanted the tenants to have the ability to make rental payments from their smartphones, and I wanted the ability to check on the status of the account at anytime from anywhere. Shelter Realty offered me online account access.
The pricing structure can vary quite a bit between property management firms. While an 8% to 10% monthly management fee was fairly typical, there were frequently little 'small print' fees that could potentially add up. I found Shelter Realty's pricing to be the most 'up front' and competitive of any property management group in Las Vegas.
Las Vegas is something of a transient town. I not only wanted to see a potential tenant's credit check, but I wanted to see a criminal background check too. Much to my amazement, Shelter Realty was the only property management company I found that performed criminal background checks. That sealed the deal for me and I don't regret the decision. I am very happy with the tenants that Shelter Realty selected for my rental property.
Shelter Realty came to the property twice before renting it. The first time we did a walk through and took photographs of everything in preparation of marketing it for rent. The photos were all done with a digital SLR camera and were all very professional looking. The second visit was more of a home inspection to make sure that everything was operating properly.
Lastly, I want to maintain the property. A well maintained home is also easier to rent and appreciates more. Smaller repairs are less expensive overall than the accumulated cost of deferred maintenance. Shelter Realty has been very responsive to any repair issues that have arisen and has always taken care of them promptly.
So what do I have in Las Vegas? Thanks to Shelter Realty, a nice looking home with good tenants who pay the rent on time and no worries.
There seems to be hundreds of property management companies in and around Las Vegas. It can be a mind-numbing experience collecting recommendations, reading reviews, and interviewing agents. Do yourself a favor, call whoever you want first, and then call Shelter Realty. They are also members of that select group of Las Vegas property managers accredited by the Better Business Bureau.
