My worst living experience EVER! I first inquired about my apartment approx. 2 months before moving in. The Leasing agent explained the monthly balance would include the apartment, garage, tax on both the apartment and garage and water/trash/sewer. There was a non-refundable application fee as well. I moved from out of state and went to the leasing office to sign the lease. At that time I learned there were several miscellaneous monthly charges. The miscellaneous charges included, a fee for common area electricity, a gas fee (the apartments ran on electric), pest control fee and a service fee for the company the apartment office hired to mail the utility statements. None of these miscellaneous charges were mentioned by the leasing agent prior. I spoke to the manager regarding the miscellaneous charges and the response and I'm paraphrasing you didn't have to sign the lease. I had already paid the application fee and had the movers headed to the apartment for delivery. If I didn't sign the lease I would have had to scramble around looking for another apartment and pay for an application fee elsewhere.
Towards the end of my stay, the office also started charging a fee for picking up packages from their secured area. Really? We needed to pay a fee to pick up our own packages? Ridiculous! Later, my contract ended in Phoenix and I accepted a position out of state which required me to break my lease. There was a 2 month rent fee for breaking the lease. This is EXCESSIVE! The apartment manager would not negotiate a lesser fee, regardless of the fact that my contract ended.
Their main office sent me an email of the final bill including 2 months' rent and tax on utilities. The bill did not have a due date. Their office claimed I had been paying taxes on the utilities during my stay at the apartment. My monthly utility statements NEVER showed any tax on the utilities. I questioned the office on the utility tax. I wanted to get my questions answered before I paid the final bill. The office employee stated there was an option to make installments on the final bill, but failed to mention there was a "convenience fee" of $9.75 per installment. During the delay on making the final payment I must have received a half dozen emails from their office stating to pay the final payment. If they were in such a big hurry to get the payment, why didn't they give a due date? Works out really good for the apartment owners. The old tenant breaks their lease, the owners collect 2 months' rent from the old tenant and then leases the apartment to a new tenant approx. 10 to 14 days later. Very profitable! If you want to lease an apartment I strongly encourage to inquire about properties other than Alliance. Lesson learned!
