  • I find it a little disconcerting that I have had zero issues with receiving mail or email from this company regarding reminders to pay my rent, the merger with Waypoint and holiday business hours yet somehow with regard to my move out and deposit... in that vein it's just send me to collections and skip all the legal steps that are literally required cool then you won't mind if I share with any passer by my experience with your company right...? We have as tenants addressed several major issues with the home that the prep team did not, including a water leak that we discovered on the first day we moved in; that were it left to run rampant would have undermined the foundation. The maintenance team ignored me so I had to go dig it up my self and locate the leak to prove it was worth their valuable time. Throughout the time we've lived here to say that the service was poor would be an understatement... after 6 months of trying to get the items that were notated as incomplete or unsatisfactory on the "move in" check list and items committed in the lease resolved we gave up counting on their team for support and emailed the CEO/CFO/COO directly. After spending half of our lease term just trying to get them to abide by their duties as landlords the decided it was time for a rent rate increase. I thought this was the final straw and it ultimately became the catalyst for purchasing a home. The truth of the matter is that we had already poured our own personal money and time into repairing fixtures, removing the absolutely ridiculous amounts of paint splatter around the house, and ensuring that the gate that allowed access from the street to our back yard would actually lock by repairing it ourselves, not to mention the open vent in the kitchen ceiling that literally looked up into the sky and the similar situation in the completely non functional fireplace both of which aren't up to code.... Heretofore there are STILL dead outlets in the home, and the sliding glass door at the back of the house still cannot be locked properly. This is to say nothing of the neighborhood which is not good (our neighbors on both sides seem to think its ok to heave trash over the wall in to our back yard), nor the financial reality of trying to keep this home livable during the summer months due to the absolutely atrocious quality of the insulation and the barely functional HVAC unit in the home that despite numerous calls was allowed to flood the hall way before anyone believed us that it was broken, (because me paying $300+ to keep the house 83 wasn't a sign or of much concern to anyone but me) then without hint or preview the garbage disposal just stopped working when we contacted service the first thing out of their mouth was that "we don't cover the garbage disposal due to tenant damage" (quite clairvoyant considering nobody had even looked at it yet) to which we were told they would call and set up an appointment with us which then turned into several days of phone tag (a standard practice) before a service person came and confirmed we had done nothing bout of sorts to the disposal. I'm not exactly sure how they can remain in business given the terrible condition of their property, their service and the blatantly underhanded approach to dealing with tenants. Waypoint has continued a the Colony American patten of behavior where frankly it was (and still is) not providing a value proposition that is requisite with what we were paying and the constant rent increases in the face of that seemed borderline laughable because quite frankly we had by our move out lost any and all interest in living there or being a customer of Waypoint ever again especially after they tried to claim I owed them $250 dollar to get the house into move in condition the gall of these slum lords is unfathomable. When I tried to contest this mockery they broke contact and turned me over to collections without ever truly notifying me that I actually owed them in the manner they are legally bound to abide by under the fair credit and reporting standards stay away from these people they are the lowest form of parasitic trash they will absolutely lie cheat and maliciously try to screw you all for the heinous crime of trying to give them your business and maintain their property.
