  • This review is for 2017-2018 I've run into multiple issues with the property I'm currently renting through Golba Group. When we moved to Las Vegas last year, we didn't have a lot of time to find rental properties; so we happily moved into an older home built in the early 90s paying $2150 a month where similar properties typically rent for $1650. When we first moved in, we found areas of the house were filthy and not at all move-in ready. We received assurances it was cleaned thoroughly by the homeowner twice, but the hair in the showers, sinks, bathtubs, cockroach carcasses and house fly infestation begged to differ. We hired our own cleaning service and dealt with the pests. Fast forward to 2nd half of our lease, things around the house started to break: Ceiling fan/light, Garage door opener, Water heater. The ceiling fan: Technician jerry-rigged the fan/light to turn on with the recommendation to the owner to replace the unit. The owner decides not to spend the money to replace the unit, so the room where I work has the fan running 24/7 during the winter months in the desert. Still not fixed. Garage door opener: The 10-year-old motor finally called it quits. Replacing the motor was mandatory and tech also noticed the bearings, springs, and door were all on its last leg of life. Owner declines recommendation and gets a different company to come out. Replaces the Chamberlin motor with a one from a company you can't even find in google. The new motor struggles to lift this heavy door that's been patched with 4 support bars over the years. Then, summer rolls along. Every day this past week in the afternoon, the motor appears to overheat and not function; our cars are hostages in the garage. Water heater: If you're renting in Nevada, read Habitability And Essential Services provisions. Landlord has 48 hours before he/she can be reported to Health District at (702) 759-0697 for failure to comply. Also, your renter's insurance will cover between $500-$2000 w/o deductible when the water heater breaks. Our greatest grievances is this: In the 3 times we requested maintenance in the past year, not once did the owner respond in a timely manner. She has a habit of not being reachable when folks call her for authorization for dispatch and for authorization of payment. Ceiling fan took weeks for someone to come out. Garage door opener more than a week. Water heater, hours after the 48-hour window, and after I requested the HAES provisions be forwarded to the owner. This property will probably appraise between $300,000 to 360,000. That puts the current mortgage (in the high end) around $1600. The home was bought by the owner back in 2011 for $180,000. So, they're making good money on their investment--- so it baffles me that they nickel and diming on repairs that directly affects tenant's quality of life. Before you sign a lease through Golba, understand this, as nice, pleasant, and professional as John and Stacey are. They're not the liaison between you and the homeowner for maintenance issues; its Landmark Maintenance based out of Phoenix, AZ. 90% of my calls went to voicemail. They don't return messages. They haven't checked on your maintenance request done online the previous day. You have to keep dialing and get someone on the phone for the maintenance request to gain traction. Then, Landmark needs an authorization from the homeowner to dispatch. Later, Landmark needs 2nd authorization for payment. And if your homeowner is like mine, who is unreachable when your 1-year-old has a medical condition and needs warm water-- well too bad, c'est la vie.
