  • My son lived here for a year. As others have said, the pool is great (when it's open) and the outdoor TV is amazing. That said, rent is extremely high (with extra charges for a pool view [$40/month] and parking [$75/month], bringing the rent up to $958 a month in addition to the electricity which we paid separately. Very pricey for Tempe and college students. Even though we paid for a parking spot, there were many times when there were so many guest passes handed out that my son could not find a parking place. When we're paying $75 a month for him to be able to park, that is just unacceptable. The internet went out constantly (which is very makes studying and getting homework done nearly impossible). For a building that houses college students who must do most of their work online, usually with strict deadlines, this is not only inconvenient, it is unacceptable and detrimental academically. When it came time to get our deposit back, we were advised that my son's room and bathroom needed "heavy cleaning" and were charged $125 for this service (which includes the "heavy cleaning" of about 130 square feet of living space). I understand that some cleaning was necessary and although the price seemed high, I was willing to accept this fee. The rest of the deposit was used up with a $125 painting fee for my son's room. I asked why the room needed to be painted and was told by Justin that there were "smudges" from dirty hands and feet on the walls. When I suggested that those dirt smudges could be cleaned with cleanser and a rag, Justin said he agreed with me. I then asked why I was being charged $125 to paint the room when the only problem was a little dirt on the walls that should be remedied by the "heavy cleaning" of the bedroom, for which I was already being charged $125. Justin said their cleaning people do not clean smudges off the walls and therefore, the room must be painted. Huh? That doesn't even make sense. It also seems that a couple of dirt smudges on the walls would be considered normal wear and tear but at a minimum should be included in the $125 "heavy cleaning" fee. I told Justin that I expected a return of $125 of our deposit since it was clear that painting was not necessary for a couple of dirt smudges. I didn't hear back from Justin after that. It was an expensive and frustrating year for us, topped off by an unsatisfying experience with Justin and the refund of our deposit.
