I've switched companies due to friends choosing a different property but I lived at 410 last year. It was fantastic. Spotless when I moved in & Bankier is a very relaxed property group. I read all the reviews and was prepared to have to fight for my deposit back- I noted everything wrong with the apartment on the 72 hour notice form you turn in upon moving in and called promptly when anything went wrong around the apt. I had a few bugs show in July but they sprayed the next day and I'm pretty sure it was temperature/living above food places. Document every issue when moving in, take pictures (and upload them so they're timestamped on a laptop) if you're worried about your deposit. I left it spotless when leaving but took photos and videos to show the condition upon move out just in case. Got back everything but a carpet cleaning fee (which is pre-stated in the lease). I had a house-training service dog with me too so if I could keep the condition of the apartment good with that, everyone else should be able to too. Don't let bad reviews fool you- people tend to review when they're upset. Be a good tenant, document everything and you'll be good. Bonus: their property management staff (that does repairs and whatnot) are all really nice. They also give you ~24 hours before showing your apartment (not legally required in Champaign). Only thing I'd warn is to keep doors locked. I had people try to open my door a few times throughout the year. Two more forcefully than others. No one related to bankier, but random people. As long as you lock up you shouldn't have issues. I also had some bad encounters on boneyard creek (watched by people, someone exposed themselves, etc) with random people but it's gonna happen if you live near green. Only apartment issue is that the apartment was very noisy. You get used to it, but it was hard to sleep the first week. All that said, I would have kept my lease another year if something else didn't come up.
