  • Being one of the first tenants to live at this property and having lived at several luxury apartments across the north east area, if there is only one thing I would say about this place......ITS OVERPRICED! When I chose Innova Living as my first home in Cleveland...They were still under-construction. I signed the lease blindly on the faith that the things promised and the timeline promised would be followed to a certain extent. My reason for this was only because it is conveniently located for me to my work place and being from out of state I didn't have much time to make my choice. It is a stone throw from Cleveland Clinic and a 15 minute walk from University hospitals making it a convenient choice for residents/fellows who do work odd hours. Things promised:(1) move in ready property by June 1st. (2) secure property (3) night time security with escort service to the property at night (4)onsite shops-including grocery store (5)indoor garage- while awaiting the same convenient parking in the front of the building. What was actually delivered: (1)When it was time to move in...Construction was still ongoing and went on for several months thereafter. Though the management did give a break in the rent for the months lived onsite while major construction was still ongoing on the property. (2)The community is not gated.The area surrounding the building is completely barren with a few low income homes and several dilapidated in the back. At any given time you will see several people walking through property. In an area which is not the safest neighborhood this can be a safety concern especially when returning to the property late night. The children from the homes in the back use the property more often than not as their extended playground. Nothing has been really done about this except for instating some night time patrolling. (3)The night time security had been in place at move in..removed for a few months and then re-instated again once the residents brought it to the management notice. Though I have personally seen them only once or twice at night when patrolling. I can't really vouch of their frequency of patrolling the area. (4) Shops were supposed to be up and running by September 2015. Its January 2016 and no signs of the same. There aren't really any convenience store in the immediate vicinity except for a Rite Aid. (5) No signs yet of the indoor garage being constructed yet. However, they did start making the residents park in an up until recently non lit parking space instead of the parking space right in front of the property as they intend to have metered parking for the non existing shops. I don't remember this being conveyed to be during my lease signing. The meters are not yet placed and the lot is fairly sitting empty. Considering its winter I would have appreciated being allowed to use the closer lot in the interim. Another major annoyance is there is only one cable and internet provider on the property. While the internet is fast. The prices are steep. The cable is pretty much just basic cable. The price exorbitant. I pay $150 for cable (barely 100 channels) and internet. I wish they would allow AT&T or Timewarner or another large provider to service the property. However I must say there are some positives: (1) The concierge is great. They are polite, friendly and always helpful. Going out of their way to get your bags, open doors etc. (2) The management definitely makes attempts to accommodate tenant issues. (They did change my parking spot to one closer to the building after I raised concerns over the safety concerns for a spot so far from the property). All home malfunction issues are looked into in a timely manner. The management is fairly prompt with their replies. (3) The Gym, party room and sky deck are wonderfully designed. The party room is huge with a full kitchen, utensils and broken down into an area to watch TV, play billards or just sit and get reading done. The sky deck is by far my favorite spot in the building. It has an outdoor deck, TV and fireplaces. A perfect location to hang out. (4)The property is always clean. No matter what. Period. (5)The free dog walking service is great plus (6) They have Friday Happy Hour, weekend breakfast and have already have a few resident events which is great!. Bottom line: For the services and amenities offered, the price point is way too high, Especially in the part of CLE where it is located and the fact that they are still in the process of constructing. I'm sure in a few years this will be a prime property to live in but at this time its just average.
