-The regular use of amenities that your rent pays for
-Safe balconies that you have access to
- A safe and structurally sound building
-A leasing office staff with the ability to address your concerns
-Constant hot water
- Decent water pressure.
All of these items we expected to have while living at Monroe 44 but were greatly disappointed.
For the first 6 months of living there, we had constant issues with hot water in both showers. We understand that in an apartment there may be issues with hot water during high peak times, but we were experiencing it all the time. Maintenance changed a valve and the shower head a couple times to no avail. When management came to asses the situation, they gauged the water temperature that topped out at 80 degrees after running for 15 min. They said this was an acceptable Luke warm temperature and they had not heard anyone else have these issues. This statement was upsetting, in that, they were constantly alerting residence that they were trying to fix water issues on ours and surrounding floors, and when we talked to neighbors they had the same issue. Also, this is supposed to be luxury living and having Luke warm showers, is not luxury!
After 6 months of this issue they did something to fix it. We think it had to do with the installation of a soft water loop.
We loved our apartment views and we thought the water problems were behind us so we signed another year lease. Big mistake!
We started to have water issues again but this time the water pressure would just stop in the middle of a shower and our filtered refrigerator water tasted like soap.
It only got worse when they decided to demolition the pool in Late August (still hot here in AZ) and redo the clubhouse. To date, the pool has not had any work done to is since September. There are rumors that they ran out of money or there is structural damage that will take years to fix.
To make matters worse, all residents were told that they would no longer have use of their private balconies be cause the railings were structurally unsafe! They locked all residents out of the balconies.
So now we had no pool, no clubhouse and no balcony! The only concession they offered was 10% off our rent until the balconies were fixed. We noticed that our balcony railing was coming off its fixtures and the cement was cracking. It is scary to think that we leaned on this and it could have given way. Not to mention, a glass panel from the balcony fell from one of the balconies on the 22nd floor and landed on the sidewalk and other balconies below. This is not a structurally sound building.
We had enough of this place- to pay $2,500 a month in rent and have to deal with all their building issues, we wanted out! We also had a security issue of an unauthorized owner peeping into our apartment and then getting access to our floor! Again, the leasing office could only "speak" to the owner and that was the only thing they could do.
We asked if we could break our lease and not pay the month and a half fee- that was a NO.
We asked that instead of holding us to stay in the apartment and pay rent for 60 days to allow us 30 days instead- that was a big fat NO from them too.
The consideration that they gave to us, as good tenants who had endured unexceptionable living situations, was basically an empty "sorry" and there is nothing they would do to make it a little easier to leave. Our friends who still live there state the pool has no notice of opening and there is no indication that the balconies will be reopened. I have a friend who also went on a tour of the property and they allowed her onto the balcony and did not mention that she would not have use of it once she moved in.
We realized that the leasing office has no control over anything at Monroe 44 except the individual units they own. They are subject to the restraints of the residents who own units and the HOA that runs it. They cannot help with building, resident, or security issues, as that is all run through the HOA.
With all the new and updated luxury apartments in the downtown area, I would suggest staying far away from 44 Monroe and all the issues they have. The only thing they still have to offer is the amazing view from the apartment, but it is not worth it when you cannot go out and enjoy it or feel safe while using it.
