| - I unfortunately live at the arboretum, which before being taking over by a new management company (Alliance Management Group), was a pretty decent apartment complex to call home. However since the turnover of management, the leasing agreements are unreasonable and unjust, as well as, the residential clientele has declined for the worst.
Let's talk about leasing agreement. If you are looking to sign a lease with this company, be prepared to pay 3 month base rent payment, buyout in order to get out of a lease early should you have to be relocated due work or military leave; find a house to buy; hardship vacancy, etc... Image you found a house to buy with a nice low mortgage, but you have a closing cost of possibly $5,000 or greater; now add an additional possible $3,000 onto that cost that goes to the apartment management group... Totally unreasonable!!!!
If I won't to leave early, I have the means to do so, but I refuse to give this company the satisfaction by paying such an outrageous buyout!!!!
Another thing.... In addition to paying your base rent, you are charged double with nickel and dime extra charge which should be inclusive of the base rent.
1). Admin fees $4.50
2). Water $28.50
3). Sewer/waste $9.00
4). Electric common areas $3.00
5). Grounds upkeep $6.00
Expect too pay for electricity in the summer months avg. $200 - $250 (900 sq/ft).
The latest residential arrivals leaves much to be desired in my tolerance to stay or renew ones lease. The complex is more and more resembling a low income apartment complex as time goes by. The complex had at one time a professional feel too it, but now, it has allowed some questionable looking individual to reside here...
As you can see, I'm not happy being stuck here, so leader beware, look else where!!! Avoid any complex The Alliance Management Group oversees....
