| - I've lived in this community for about a month, but feel confident writing a strong review because I transferred from a Tucson Avilla complex and know how the properties should run. I love this complex because of all the architectural details on the properties. The stone work, the patio beams, the different colors on the different popouts, all give each elevation interest, especially in a community where they could easily all blend together. I love the idea of having my own single family home, with the amenities of apartment living. Maintence is very responsive, as is the leasing agent. There is one girl who is in the office 5 days a week, and I personally love that because she then knows everything that's going on in the complex. I found that with the one office in Tucson that managed 5+ complexes, my issues were always getting lost. I commend Avilla for structuring their leasing agent/property ratio this way. I also love that they have the Valet trash pick up service- it's very convenient to just set your trash outside at night and have it picked up. For what you're paying price wise, I'd say Valet trash is a necessity. I have a 3 bedroom unit with the largest lot in the complex, so I pay just over $1,500 a month. From what I can tell, comparable sized homes in this area, especially Palm Valley, would exceed this price. You must think about the location. Yes, if you drive a little towards Avondale, $1,500 would get you a gigantic home, however, I wanted to live in a nicer area. There are two golf courses within a 2 mile radius; Pebble Creek Parkway is just a pretty place to drive through; the area is quiet and doesn't have the congestion of Dysart in Avondale. So if you decide to bash the price, you must think of location and everything that's provided first. The only reason I'm giving a 4 star is because upon transferring up here, there was some confusion as to fees that must be paid. I ended up having to pay the miscommunicated fees, but was appeased in other areas of my lease. Make sure if you're transferring or even when signing a lease, you have all fees and costs associated with your move-in placed in writing. Even with the miscommunication though, the team was very competent, communicative, and willing to go above and beyond for me. I don't see this miscommunication to residents as a regular thing, I just must rate based on my personal experience. The other thing is that I wish the staff at all the locations would refer to our homes as "homes" rather than "apartments". When I think of apartments, I think of my first 400sqft studio on the third floor in south Tucson. Overall, I love this community and plan to stay here for a couple more years at least.
