| - Be wary of the one 5 star rating. I know of at least two realtors who have taken them off their list. Here is our experience with them:
This was the third house we had sold and were actually on the receiving end of HouseMaster's inspection. It almost cost the sell of the house, because we literally had had enough and almost pulled out of the nonsense.
Here is the list of things we had to pay good money and lots of time to prove weren't true: He said our hot water heater was old and our stove was at least 7 sevens old. We had purchased both brand new just the year before and had to provide receipts for his stupidity. He said we had several electrical violations, and when the electricians came in to "fix" the job, they scratched their heads and said that what he put down wasn't even right, but they did catch a huge violation the inspector didn't even put down that was in full view. The electrician even told us that he had many, many complaints about this home inspector, and it was causing the loss of sales of houses all over the place--we understood why. The inspector wrote that we had huge foundational issues. However, when we had a real foundation person come to "fix" it, he said he had no idea what the home inspector was smoking. The inspector wrote that our trusses in our attic weren't up to code, so we had to pay yet another person to come out to "fix" the problem. After the real person inspected our attic, he came down and told us that there wasn't any problem. The inspector said our roof was old and put down a whole list of issues. We had someone come to look at it and just told us to nail down a couple of shingles, which we could've done without paying someone. The 49 page list was unending and unfounded from little bitty cracks in a light socket cover to discolored paint in the back exterior of our house (um, it was discolored because it was against the ground and muddy). Ironically, he missed really big things like the heating and air conditioning unit which was over seventeen years old and was on the fritz--needless to say, he didn't put that down, so we certainly didn't offer to fix that after all the other nonsense! And the electrical issue that could've literally burned the house down. What I've listed is just a small taste of the nightmare. There isn't enough space to write of all the rigamarole we had to deal with.
If I were you, I would go with someone that knew what they were doing. It will give you peace of mind.
