| - Sampling Madison's "luxury" apartment market became an unintentional hobby for me during my five years of grad school at UW. I lived at three other properties before settling in at Tobacco Lofts (including two in the same neighborhood as Tobacco), and ULI was far and away the best property group that I worked with.
Tobacco Lofts is an historic property with a lot of character and an industrial vibe. Interior features such as cabinets, tile, and bathrooms are in need of refreshing, but I think the exposed brick and beams compensate for some of the outdated features. We never had issues with noise, and maintenance was quick to take care of problems.
Some great features: autopay rent online, access to Seven27's gym, large storage units available, affordable outdoor parking (and underground, but it's more expensive), renewals go out a few months before the lease is up (so you don't have to commit super early), community events (free food and booze!), reasonably priced (for Madison, which we all know is outrageous when it comes to rent prices)
Some not-so-great things: interior doors leading to each floor require a key to enter (can't use a fob, it's annoying when you're carrying stuff), grill was often out of propane (Seven27's grills were my backup), community room is small, bike storage is lacking
I loved living in this neighborhood. The access to the Southwest commuter trail, Lake Monona, and Brittingham Park was awesome, and getting to the Capitol was a short walk. ULI was professional and easy to work with, making Madison's high rental rates a little less painful.
