Looks like you really just waste your time with opendoor. First they may a good offer and then you see the fee's. I am ok with this because it is a property I am renting to tenants and my net will be okay if can just turn the keys over to them like they claim.
So a few days later you get an inspection and they will take there time to get back to you. Turns out they will ding you for every little thing they can find. Missing lights globes (which are in the closet) . If they find marks on the wall they will then want to repaint and if they think your HVAC is old they will want it replaces. They wanted over 20k. By the time your finished they are taking 40k off the price.
Even if you offer to pay to fix things they will not agree to a list of items to be fixed. The whole point of the higher offer is to entice you and then they take it out on the backend. If your going to use open-door your better off fixing you house up and putting it on the market you will end up with more money in the end.
