Our complex (Bayview Mews) recently switched management companies because of longstanding issues with Realstar, They are transferring our current staff to the new company and I have no complaints about the current staff, though I am not happy with their contractors.
For a number of years, the building maintenance manager was a guy who got away with murder. He took kickbacks from contractors to let them work; he fixed up several apartments he occupied way above the level of other apartments while failing to promptly attend to repairs requested by ordinary tenants; he bullied previous property managers even though he reported to them; and he actually sabotaged the plumbing and heating when they finally got after him. Realstar let this go on for a number of years despite tenant complaints. It is my belief that part of the reason they got rid of him is that I wrote directly to the building owners and explained how he was causing their property to downgrade.
I don't know how the new management will be on contractors but the ones hired by Realstar for non-construction work were not good. The landscapers do not service trees properly and the place is like a jungle with stuff hitting all the upstairs windows and trees clunking other trees. Nor do they pull weed in garden beds. Of more practical concern to tenants, the pool staff is terrible - the pool is often dirty and they don't regulate the temperature. Additionally, it is only open for 60 days each year, as opposed to June 15 - Sept 15 like we would desire.
We have also had rodent problems in the complex like the reviewer below (they did not affect my apartment) but I think in the case of our complex it is more due to some of the pigs we have as tenants. Our new management is Bentall-Kennedy - I hope they will do a better job. They do seem to be good managers for the building I work in.
