| - I've been living at Hyde Park for a year now and I enjoy it. It is relatively inexpensive, quiet, safe, conveniently located, and with good staff. I live in a 1 bedroom and when I signed my lease last year it was running $682 a month. A re-sign of the lease and my rates had gone down.
I have not seen any criminal activity since moving here, and when I worked nights frequently walked to the convenience store at 2 or 3 AM.
There are two central laundries as there are no in-unit facilities. The $2 total to wash and dry is about average. The facilities are generally well kept. The two pools are also generally well kept.
The staff has always been helpful and prompt. Although they still get my standard work-order notice citing the Landlord/Tenant Act, as I've explained to them it's just a formality because I've been burned by many complexes that won't lift a finger until you cite ARS statutes. The staff here is different. The complex is old, so there are occasionally things that need to be repaired. If you spot a bug problem, the staff is VERY quick to react. As such the only bug problem I noticed was termites and that was taken care of within a day. Not a single roach has been seen here.
The place is well designed but parking can be a challenge. There are two lots, one inside the gate and one outside the gate. The gate breaks frequently and is repaired within a day generally.
The grounds are well kept, and the neighbors are quiet (although reclusive... and I'm not helping much).
What is great about Hyde Park is it's proximity to everything. Seconds from the US60, and right off the Baseline and Mill Avenue bus routes, getting around is easy. The light rail is a short bus ride away on the Mill Avenue route.
Across the street there is a wide away of restaurants and bars. Final Round Sports Bar, Barro's Pizza, The Woodshed, Someburros, Solo Cafe, Altered Ego Spa, US Egg, Tom's BBQ, Baseline Sports Bar, Pirate's Fish & Chips, Carmen's Italian, and My Big Fat Greek Express are within walking distance. Within a short drive there are two Fry's Grocers, including a 24/hr Fry's at Rural and Southern. A 24/hr CVS is located across from Fry's at Rural and Southern. Denny's around the corner at Rural and US60 is a favorite hang out, as well as the Bowling Alley directly behind Denny's.
All in all Hyde Park is great if you want to have the convenience of being close to everything but still live in a quiet and safe neighborhood.
