  • When you buy a house there are two overwhelming feelings that fight for space in your psyche: excitement at the prospect of a new house and fear that you're getting screwed at every turn. Did you offer too much for the house? Can you find a lower interest rate? Should you try to negotiate the origination fee? And of course you need to have the house you want to buy inspected. So you ask your friends who they used (since Yelp has very few inspector reviews) but chances are they can't really remember anything about it. So you make a call. $400 for an inspection!!! It's outrage! One more opportunity for you to get screwed!! But you make some more calls and determine that is in fact the going rate in Madison. If you find yourself in this boat, you should just call Jon at Accredited Home Inspection. I asked about 4,000 questions when I first talked to him on the phone and he never made me feel like he was trying to get off the phone with me, and he was just really nice. A real person. He only schedules 2 inspections a day (which is unusual, most inspectors do many more) so he can spend more time on each one and can spend more time writing up your report. He walked me through everything at the house I was buying and gave me a sense of how important each issue was (note: inspectors write up every single thing that's wrong: never have a house inspector over for dinner, they will see every flaw in your house). He answered all of my asinine questions and never rolled his eyes at me. His full report came through within 3 hours and was very detailed including pictures. Cross the home inspection off your list of things to worry about when buying a house. Just call Accredited Home Inspection. Now go find movers who aren't going to charge you extra for moving a big screen TV. When you find them, let me know.
