  • I hired az property management to find a tenant for my property. I was told that on average it takes about 60 days for a property to rent.. It took 4 months to finally find a tenant. Our first agent was uncommunicative about what was going on with the property, when we asked what could be done to get the place rented more quickly she would side step the question with a response like; nobody s fallen in love with it which isn t an answer at all! Then she quits the company, and we re assigned a new agent, who didn't even contact us to introduce themselves. Finally after 4 months, we find a few prospective tenants... right as we find them the 2nd agent left the company. At which point we are contacted by the owner himself, who doesn t seem to have a clue about us or our account at all. He didn t realize that we were going to be managing the property ourselves and that we just hired them to find/screen the tenants, he didn t even know that we were local. He tried to have the tenants sign the lease without us having even met them.. which I specifically indicated I wanted to met any potential residents prior to any agreement being signed. So we meet the tenants, discuss terms and come to an agreement.. it then takes 3 hours for the company s owner to draw up the lease, go through it with us, and then process the payments that the tenants provided for deposits, administrative fees etc. The lease was signed and deposits handed over to the management company a little over a week before the lease was to start. The lease then starts, so we as the owners are expecting to be given our key and the deposit money since we will be managing the property. 4 days, and many many phone calls later we are finally able to set up a time to come in and pick up our key and check. I get there to do that, the checks aren t ready, and the key has been misplaced, and they can t get ahold of the person who knows where it is. I have to wait around for 1/2 hour to get my check and am told that our key will be mailed to us tomorrow when the guy who knows where it is comes in. We call the company the next day to make sure it was found and being mailed, and are told that they don t mail keys out because they have a frequent problem with mail getting lost and that we need to come back in to pick it up. I refused because I already made one trip that was out of my way and I m not going to waste the gas or time to make a second. And of course the owner who said that he d mail it out is unavailable to speak with (we had similar occurrence when trying to set up the time to get the check and key in the first place). Finally after many more days and calls we get a hold of the owner and he tells us that he ll have someone drop our key off at our house that night... which of course doesn t happen, we call in the next day (today actually) to see why it wasn t delivered and are told that the guy who has the key is out sick, and the key is yet again misplaced, but that when this guy returns to work that it will be sent to us certified mail. It is now 8 days after the lease has started, and 18 since the lease was signed.
