| - I have lived at Alexander Gardens for close to ten years so I would like to believe my review carries a little weight. I am not going to sugar-coat anything and am going to lay out the reality of living in this community to any prospective renters. As I write this you should know that I have no intention of renewing my lease in 2016 and will be moving to a new, hopefully nicer, apartment community.
For the previous 8 years living here has been relatively nice. Sure you'll have the same issues that most middle-ground apartment communities encounter. Some drug users, an occasional B&E, a little gang activity here and there. Nothing that I would deem to be outside of normal. However over the past two years the community in general has declined.
The condition of the property overall has declined significantly. I uploaded some pictures to YELP so that you can see what I am talking about. Gates are rusting out, property upkeep has gone to hell, and frankly they don't seem to care in the slightest. Our covered parking structures are rusting out and falling apart, some of the staircases and in disrepair, one tennis court is unusable and locked due to massive cracks through-out, etc. This tennis court has been locked up for close to one year already. The pools are not cleaned often enough in my opinion so swimming is not an enjoyable experience. For the last two days prior to writing this review one of the entrance gates has remained non-functional and open.
The management group of the property has changed recently and are instituting policies that I believe are in violation of prior lease agreements (e.g.: losing assigning parking as dictated in the original lease, having to have a permit, given less than 24hrs notice of these changes, etc. When confronted about these changes their immediate responses was "our lawyers have reviewed the lease agreements and what we're doing is legal - good day, sir!" - A position I would love to challenge in court but lack the financial resources to hire an attorney to do so.
The management also believes that putting notices on residential doors at 11:00PM at night (quite loudly, I might add) is acceptable. When I pointed out that this action has caused me to awaken in the middle of the night and proceed to my front door with a gun in fear that someone was trying to break into my apartment, I was met with hostility and an attitude of "too bad, it's not going to change". Is this really how the new management, Alliance Group, operates their properties?
The on-site maintenance crew is a joke in my honest opinion. I have been trying to get them up to my apartment for over a week to fix a laundry list of issues including a consistently running toilet, a few power out-lets that don't work, a ceiling fan in the master bedroom that doesn't work properly, etc. The landscaping crew they have do a repeatedly horrid job of maintaining the greenery around the property. We have weeds, untrimmed bushes, missing gravel, etc.
There has also been rumors afloat through-out the community that the new management is expected to raise the apartment rates significantly. So we're going to be paying more for less. Some of the rumors have suggested that Alliance is planning to terminate current leases that they don't find to be "acceptably priced" (I don't know if they can actually do this legally or not) to either renegotiate with the current resident or find a new tenant. Most likely they're planning to raise the rates at the end of the current lease cycle. I'm not paying them a penny more monthly either way.
Our BBQ pits have been removed. From what I've heard (again, rumors) the management is planning to install Gas-style BBQ areas which would actually be nice. Having said that however I heard that additional fee's may apply. In addition to this I've heard that the pools on the property are going to be rebuilt (more rumors, yay!). Excellent news, right? Unfortunately from what I've heard there will be additional fee's associated with using them. I believe these rumors to be correct personally. New BBQ area's and renovated pool areas. The fees will come with increase rent. I'm willing to place bets on this hypothesis.
The residents themselves in general are nice people. I don't have too many complaints. Recently however I have noticed a lot of children running around the community, loudly, after midnight. Kids will be kids, I suppose. We have a lot of families here of mixed ethnicity. The smell of marijuana in consistently strong after 8:00PM around my area of the complex. I personally don't partake myself but I won't judge anybody for enjoying a little MJ.
We have alcoholics in the community, a couple of sex offenders (according to the sex-offender database) within 1/2 mile radius, and occasional "escorts" that arrive and then leave two hours later. Drug users, some gang affiliation with a little graffiti on the main street (Dalecrest), etc. You know, the "Vegas Normal".
AVOID THE GARDENS.
