  • All right, first things first: if you see any glowing reviews from Summer 2016, that's because they were giving $50 gift cards to anyone who posted a 5-star review. I saw the notices in the front office when I moved in. This place is 2.5 stars. As in, painfully average. There are some good things, some not good things, but mostly it is meh. Here are the positives: - Really like the location (at least for us) - close to highway, quiet neighborhood, and right next to a huge park. But still not far from entertainment options. - Safe neighborhood. - Decent rent (not great, not terrible) - They allow dogs (BUT, more on this below) - Maintenance staff is friendly and responds quickly - Common areas are nice (office area, pool table, pool) and fairly clear, and there's a good number of BBQs around the premises - On-site gym has good equipment, better than I saw most other places. - Most of my neighbors are nice people and friendly - The gate isn't open most of the time, as I had found in other places. Some negatives: - Walls are thin, but I imagine that's the case with most apartment complexes nearby - Appliances are terrible. We stopped using our dishwasher because it... um... doesn't wash dishes. A more accurate label would be "dish fogger" as it tends to leave everything with a gross film. I'm not expecting top-of-the-line brands, but wow. Our hot water heater has needed maintenance 4 times in the past 8 months. Nothing major, but the type of ongoing issues you'd expect from low-quality appliances. - The pet rent is above what others charge. It's still not much, but you get nothing for this. Dog bag dispensers are frequently empty, which leads to people not cleaning up after their dogs. This isn't rocket science. It's a pretty straightforward cause-and-effect. - The office staff are kind of nice when you first meet them. After you've moved in, I dare you to try and find any information from any of them. I tried three separate times, fairly easy questions, and each time I was met with an annoyed look and a response of "You know you can find that online, right?" - The most baffling and non-intuitive rental prices when you try to renew. 9 months costs much less than 10? Maybe. And it costs way more than 11? Also possible. I'm sure there's a logic here somewhere. - Regular email messages from the front office, complaining about people who aren't following the rules. It's like your insecure high school vice principal is managing your property. - I've never had something fixed right on the first attempt. Some other things: - The walkways in buildings are cleaned maybe once every 3 months. They are dirty again almost instantly - There are many add-ons to your rent, so keep that in mind when you receive a quote. Common lighting, garbage, and pest control are things I might reasonably assume are part of rent (and maybe this is how it works everywhere in this area). And there is absolutely no way that what they charge for garbage is what it actually costs them. No way. - Garbage is always around the property. Little things - plastic bags and so forth. It seems to be picked up within a few days, but this is more than likely because the dumpsters fill quickly and are not covered. - The only way to contact the main office outside office hours is through their online service, so good luck if you have an emergency with the sub-par appliances. - Some of the gates don't close all the way - seem like it would be an easy problem to fix. We like it here ok. At least, we liked it enough when our lease ran out that we didn't want to deal with the hassle of moving. I am constantly seeing people moving out in the middle of the night, which isn't a good sign. We have had three different next-door neighbors in 16 months. Finally, this just really annoys me... when we moved in, there was this little area of patchy grass. Our dog liked it. It wasn't beautiful, but it was real grass for him. When we took the tour, the office staff mentioned that people usually like that for their dogs. Then, with zero notification, they replaced all grass with turf. Here's the thing about turf: it gets hot. Really hot. Like, my dog stepped on it for a second and started yelping in pain, hot. This wouldn't be an issue if we didn't live in the flippin' desert where it's really hot half the year. I struggle with their dog policy, in that, if I know someone is moving in with a huge dog, seems like you wouldn't want to put them in a high-traffic area that would bother your dog all the time. But it seems like dogs are a non-factor when they are showing apartments, which is just poor foresight. In the end, I think there's probably many good reasons why I see vacant apartments and people leaving in the middle of the night.
