  • (This review only loads on the desktop version) This is going to be lengthy but I highly suggest you read it if you are interested in Rancho Ladera. I wanted to wait and make this review after I move out and received my deposit. My model: Del Mar, it is the smallest unit at 550 sq ft, the unit I had did NOT have a washer and dryer, so the pricing I will be giving you is for the unit that I had. The unit with the washer and dryer is 100 more per month. There are maybe 3 washers and dryers by the office for those who don't have them in the unit. Price- 2 stars The price in: 2014: $595 (before fees) 2015: $755 (after fees) 2016: $772.27 (after fees) 2017: $820.45 (after fees) OR month to month following your one year for $948.32 total. *Fees are water/sewage/trash/pest and tax. *Only bills not included are electricity and cable. You are required to buy renters insurance, bottom units must purchase the flood insurance as well. When I first found this place at the end of 2014 the unit was $595 a few months later when I went to look at the place I was told the price was now $695 before fees. This is how they get you. The longest lease you can sign for is one year, after that if you want to resign you have to pay the current going rate. If you plan to live here long term expect the price to go up yearly. In two years and a few month the price went up $200. The apartments want to keep up with the prices of surrounding residences which I understand and they are the cheapest apartments in Ahwatukee, but they are older as well. What you get for the price is not worth it. The unit- 3.5 stars It was nice, all of the appliances were in good/like new condition, all were white and general electric brand which was nice. My unit had carpet in the living room and bedroom, if you can get a unit without carpet in the living room, get that. The carpet is very light and a real pain to try to keep clean. I wore slippers the whole time to avoid losing my deposit to them replacing carpet. If you are not conscious of this or you wear shoes in your place, consider the deposit gone. The overall feel of the place was warm and felt like home. Noise- 2.5 stars Neighborhood: The neighborhood is very quiet, almost feels like a ghost town at times, which is nice. You will hear maintenance once a week but that's normal anywhere. If you are noise sensitive don't get a unit by the pool (sometimes children will be there) and also avoid units by the basketball court, I was lucky to be away from both. The unit: THIN WALLS. Living in apartments you have to know you will hear your neighbors at times, but of the three apartments I've lived in this one is the worst, poor insulation means you will hear the person above you walking around. If you're on top floor (which I was) know that you need to walk quietly or you'll anger the person under you. You can hear bathroom fans and cabinets closing. The building is older and cheaply made. Neighborhood- 4 stars Very safe in my opinion, I worked nights when I first got the place so I wanted a place that I can come home at 2-3am and not have weird people hanging around. I never had that problem, once or twice there was a truck with dumpster divers, but not a regular thing. When people dispose or mattresses or couches they leave it by the dumpsters so you may end up looking at trash for a few days. Parking- 0 stars NIGHTMARE! This is the absolute worst part of this place. If you have more than one car don't even consider this place. Seriously, I read the reviews and ignored this warnings. I can't stress this enough, I really can't. You are given one covered parking spot, extra vehicles and guests must use uncovered, the problem is there is a VERY small amount of uncovered parking. Expect people to take YOUR covered parking. It's such a bad problem they frequently send emails out reminding people to park in their covered spot only. You have no idea how frustrating it is coming home at night to see a random car in your spot, no uncovered spots in the whole complex, so you take someone else's covered parking hoping its belongs to an empty apartment. Leave notes on their car all you want, it will stop them until another a****** comes along and uses it. YOU CAN NOT HAVE VEHICLES TOWED! After dealing with this multiple times I called the number on the signs, and they will not tow it, only the apartments can authorize it, by morning when the office is open that car's gone. Friends who came over had to leave because there was no where for them to park. Over all the employees were always nice. In my opinion things got fixed in a timely manner, no bugs or anything like that. I really loved the apartment but what you get is not worth the rising cost. The biggest headache was the parking. I did enjoy the place, and it is beautiful there. If you take care of it you will get your deposit back, I did.
