  • It appears all of the positive reviews of this company come from the Property owners, not the tenants. Being a tenant under B&C property management for the past year has been a nightmare. And I understand why the property owners love them so much. They make sure to screw the tenants on behalf of the owners. We dealt with complete lack of response from the time we signed with them to rent a home for a year while we looked to buy. Let's just say that if we'd had a good experience with them as renters, why would we not have used them to help us purchase a home. As soon as our lease was up, we ran from this company as soon as possible. The only communication we every got from them was when they informed us our rent would be going up the next lease renewal. We immediately submitted our 45-day move-out notice. In 2 minutes, we had a super-nice e-mail asking us if it's because of the rent increase, and if so, they could certainly work the the owner to keep our rent at the current rate. I could not believe how fast that response came in when during the past year we could not get an answer regarding any concerns ever! I am in the process of filing a small claims (only $224-but it's the principal, not the money) against them in court. They should be notified fairly quickly, hopefully by next week. I will post at a later date with those results. The basis of our claim is related to deductions from our initial move-in deposit. The first deduction is because a prior tenant had put stick-on letters on the front door: "SHHHH Baby Sleeping" or something like that. We are in our 60's. We did not put that sticker on the front door. During the time we lived in this house, the letters started wearing off, peeling, etc. because of course the heat and weather. Finally, it looked so bad that we simply removed what was left of the lettering. Most of it was already gone. Would you believe this company deducted $80 from our initial deposit to paint the front door because the sticker was removed??? There's no way we won't win this one in court. Another deduction from our deposit was $99 for "Landscaping clean-up", with no back-up or explanation of what they did. My husband bought trimming shears and kept the yard neat and tidy the entire time we lived there. It always looked beautiful. This sounds like they just tack this deduction on for the heck of it. Perhaps all tenants get with this just for fun. We asked for back-up of the charge and they cannot provide any. They'd better get some back-up before we see them in court. And $99 sounds strange, because in our newly purchased home, which actually did need landscape clean-up, it costs us about $300 for a landscaper to come in and trim, weed, etc. The final claim against them is for $45 to 'Re-attach & repair" a ceiling fan in the upstairs loft area. We never used that fan because it never worked when we moved in. When we turned it on, it would spin around like it was going to fall out of the ceiling. That fan is a cheap and poorly installed fan. We didn't get up on a ladder in the loft and damage that fan. When we pushed them for an explanation, we received no response (their usual M.O.). If you're a tenant, I urge you to save yourself the hassle and the trouble of dealing with some of the most unprofessional people I have ever dealt with, and find another property manager. My husband and I are landlords of a Florida condo, and use a Property Management company down there. There is no way in the world we would still have the same tenant for the past 6 years if we or our property manager did business the way these people do. UPDATE: Exactly 1 HOUR after my post: Just received a threatening call from Black & Cherry, 'advising me' to remove my YELP post. If I don't I will hear from their lawyer for defamation. LOL
