My wife and I were a tenant for 3 years in a property managed by the Spectrum Group. The property we were leasing had various maintenance issues (AC, heating, plumbing) and all were handled quickly. After submitting a request, a contractor was usually assigned in under 1 business day. Some of the major issues took up to a week to fix, but that was more dependent on the contractor. We moved out over a month before our lease was up, and Jason worked with us to get the move-out inspections done early, and get the property re-rented almost immediately. This ended up saving us almost 1 month of rent, which was a nice surprise for us! Overall as a tenant I felt that they treated us with respect, and honored the contract (the lease). If you just read the lease, everything is spelled out very clearly.
The only negative thing we encountered was the liability insurance that is required on all their properties...we could not use our renter's insurance to satisfy this requirement (State Farm said they could not honor the required language). I spent a few days going back and forth with the insurance company, but eventually just gave up. We ended up just paying the $10 extra per month.
