| - !!!!!!!Do not rent with this company. They will bill you big cleaning fee and other crazy fees after you move out. If you don't pay, they will send to collection and ruin your life.
I would give 0 star if I could. My boyfriend and I leased their apartment from Oct, 2010 to Oct, 2012. Due to my job change, I had to leave one month before the end of lease term. So, I wrote a move out letter to Ventana in August told them I will move out in September, and I paid the rental for Oct. I cleaned the apartment and moved out in September 30th, I also called all utility companies on 9/27, closed all my accounts as of 9/30 and paid all my bills. I gave back all keys and also forwarded my address with USPS before I left the place.
Over a year later in Dec, 2013, my boyfriend received a collection notice from Gaines Investment Trust saying we owe their office $197.59. I didn't receive any mail or other kind of notice regarding this charge before that (all my other mails were forwarded to me without any problem). The amount included the electricity bill of $38.59 for Oct and trash removal fee of $50 (for 2 bags of trash....), I called their office wanted to find out why there is electricity charge, I already turn off my account and turned off all lights and appliance before I left the place. All keys were also returned to Ventana, but they told me it's in collection agency's hand, there is nothing they can do. I called APS the electricity company asked if I have any balance with them, they told me my account were closed and I don't have any balance with them, the bill was sent to Vantana, not me. So, I emailed Gaines Investment, offered to pay $119 to settle the amount (I had $150 deposit with Ventana, and I think the $50 charge for 2 bags of trash removal is ridiculous, don't even know what that is since I cleaned the place and even there is 2 small bags of trash, shouldn't it be included in the $175 cleaning fee? cleaning doesn't include trash removal?). Gaines Investment refused my request to settle with this account, and he told me the case has been closed as refusal to pay.
It was not my fault that Ventana couldn't reach me when the bill was created. If they just mail me the invoice, the postal office would have forwarded to me. I believe I also left email contact information with them, but I received nothing. There is no prove that they tried to reach me in any ways. It was too late when I found out there is this invoice. It was in collection already. I called Ventana, tried to figure out why there is those charges, but they didn't give me any option to dispute it or look into this for me and give me an explanation. When I tried to dispute it with Gaines Investment, they just simply told me Oct was under my term, I have to pay. He didn't even bother to look into this with Ventana and give their old tenant a reasonable explanation or any chance to settle the account.
Recently I am going through a refinance with my house, bank pulled out my report told me I have a collection case pending. It had a big impact on my credit score. Even though with all the unreasonable charge, we decided to pay it off and move on. we contacted the collection agent Professional Debt Mediation and paid the charge.
We called Professional Debt Mediation ask to delete the record, they said they only collect the payment, Gaines investment or Ventana apartment can remove the debt from our credit report or send them a notice to do so. We emailed Gaines Investment with the payment information, but they still refuse to remove the record from our credit report.
I cannot believe this is the way this company treats their old tenant. The collection has been hurting us for the last 4 years with disputed charge, I still don't agree with the charge, but there is nowhere for us to go to dispute it. Now we tried to move on and paid this off. This company still wants to punish us and leave this on our credit report. During the two years stay in Ventana, we didn't late pay once for the rent, and moved out one month before the term with the rent paid through the end of term (returned all keys). Ventana was unwilling to settle the $38.59 electricity bill (not mine) and two bags of trash with us, now five years later, with all payment made, still refuse to remove the bad record for us.
