  • Lived here from Feb 2017 to Feb 2018. THE GOOD: -Maintenance was fantastic and management also had repair issues taken care of quickly. -Every unit has a garage which means you have to look out at less cars and guest parking is plentiful. -At least for the year I was there, I thought the pricing was pretty good for what you received (they were going to raise the rent I think about $150/mo if I renewed though. So keep that in mind). -I was charged ~$340 for my move-out (cleaning, painting, etc). I thought this was fair and reasonable, especially considering I did zero cleaning, and had some moderate paint damage on some of the walls. THE BAD: -The first 2-3 months I had a heck of a time trying to get the jacuzzi heated. I was initially lied to multiple times and told the jacuzzi was working. They kept telling me they weren't aware of any issues, or the pool guy must have forgotten to turn the head on and it would be fixed in a day or two. After speaking with other residents I learned the jacuzzi was unheated roughly 2/3rds of the time over the previous 1-2 years. After continuing to complain to property management the jacuzzi was turned on for about 2-3 weeks, and then went cold again. When I brought this up to property management I was told "do you have any idea how much it costs to heat a jacuzzi?" This ridiculous excuse frustrated me and forced me to go over property managements head and talk to corporate. Corporate fixed the problem, but I should have never had to have gone to them in the first place. -The entry gate is broken and propped open about 2/3rds the time. I personally don't care too much either way but I have spoken with other residents who have safety concerns about this. It mostly annoys me because sometimes it will be a month or two with the gate being broken, and then one days it's randomly closed, and by that time I have a difficult time remembering the passcode. -Initially I was told after the 1-year lease I would have the option to sign a 3/6/12mo lease or pay market-rate +$100 for month-to-month; however, at the completion of my lease I was told this was incorrect information and they had never even heard of this. I was told they only offer a 12month lease (but she could maybe attempt to have a 6-7 month renewal approved). They did confirm I also had the month-to-month option for $100 extra on top of market rate. -If I were to sign a renewal lease my rent would have kicked up roughly $150. I cannot remember the exact number but it was roughly this amount. Considering "base" rent was $1185, this is a 12.65% increase in rent in one year, which I think is a bit on the high side. OTHER: -There are some barking dogs, which at times can be annoying but overall this place is relatively quiet for an apartment complex (although this may change for your exact location). -They charge a non-fixed CAM fee so be aware of that. I attached a pic of non-fixed fees so you can get an idea. Mine is a bit lower because I am the sole occupant. You are charged more with more occupants. Most apts charge ~$45 for water/trash/sewer with no CAM fee. So to compare pricing to other apts add about $45. -There was a long list of mostly minor things which needed to be fixed when I moved in but they did quickly fix most things. After about 8 weeks and 4 complaints my window screens which were missing were finally installed. At one point my washer broke. At another point my washer partially flooded the apartment. My A/C wasn't working properly at one point. My water heater broke and flooded my garage at another point. Fortunately nothing expensive was damaged during flooding, and everything was taken care of quickly. -Mandatory $96 internet/cable through COX. 50mbps w/ ~200 channels. If you wouldn't have wanted cable (I didn't) then you spend more money. 15mbps internet $63 after 1st year intro price you spend $33 more. 50mbps $78, $18 more. So take that added cost into consideration when comparing to other apts. -My base rent is $1185 for the cheapest 2br(2ba) floor plan 1020sqft. est. +$90 (as high as ~$110-115) water/trash/sewage/CAM +$96 internet/cable +$10 renters insurance. = ~$1381 CONCLUSION: -The jacuzzi issue was a major frustration for me. Other than that, I had mostly positive experiences with property management. Maintenance was quick. I was pretty happy and satisfied living here. The pool, jacuzzi, gym are open 24/7 which is atypical and I loved that. The pool area is beautiful. The landscaping is fantastic. Exterior paint and pavement is fresh. It's a good looking complex in a safe area. There are many cheaper options (most of which don't have garages and you will probably share more walls) and for a tad bit more you can get a cheap house/duplex (which obviously has privacy/noise benefits). So, this isn't an obvious choice, but I think it's a good choice. I would recommend taking this place into consideration, but be prepared to pay a bit more after your first year of rent.
