They should change their name to "One Star Properties".
I finally had enough of this company and switched to a new property manager. Park Avenue failed to inform me on THREE occasions that the person managing my property was no longer at the company or they had been promoted (one left on vacation and never returned). No one picked up the ball, contacted me and made sure the leases were renewed in the spring (optimal time) as I requested on numerous occasions. Of course, the leases expired and converted to month-to-month status, which means that a tenant can vacate during the holidays and leave you with a vacancy for several months.
Park Avenue failed to make routine visits and keep me updated on the condition of the property. Now, i have to pay over $10,000 to get the house rent ready.
Trying to contact them is nearly impossible. They never answer the phone and take several days to return calls.
I wished I had read all of these negative reviews before I signed an agreement. Park Avenue is the worst. Stay away!
